Ductless Mini-Split Installation in Golden

Golden has a historic core dating to 1859, a big share of condos and townhomes, hillside neighborhoods against the foothills, and nearly 8% manufactured housing. It also has its own heat pump rebate that only pays for all-electric systems, which changes how a mini-split project here should be planned.

Historic homes near 12th and 9th Streets

Around 9th Street, where settlement began in 1859, and in the National Register district along 12th Street, houses were built long before ductwork, and many still have limited or awkward duct runs. A few wall heads can condition those rooms without opening plaster or adding soffits that change the character of the interior. On the outside, we keep condensers behind the house and route lines along rear or side walls where they're least visible, which matters on a street people walk specifically to admire.

Our article on ductless for older houses estimates how many heads a typical two-story historic house needs.

Golden Climate Note

Golden sits at 5,784 ft against the foothills. Canyon winds during winter cold fronts can extinguish atmospheric burner flames — sealed-combustion furnaces strongly recommended.

Condos, townhomes and manufactured homes

Roughly a third of the city's housing is multi-family. In a condo or townhome, a single-zone mini-split is often the practical way to add cooling, and it needs HOA sign-off on the outdoor unit's location first. Manufactured homes, close to 8% of Golden's housing, benefit too: a wall head bypasses weak under-floor ducts, and the outdoor unit goes on its own pad, not hung from light siding.

Designing for the city's all-electric rebate

Golden's own program contributes as much as $1,000 for a cold-climate heat pump, doubled to $2,000 when household income is at or under 80% of the area median. Renters can't apply, money is limited, and the house must heat with electricity alone, so a mini-split that sits beside a gas furnace won't qualify. A small house or condo can sometimes go fully ductless, heads in every main room with electric baseboard kept for the coldest hours, and capture the city money on top of the other programs.

Those other programs: Colorado's 2026 credit of $1,000 per air-source system, discounted on your invoice by at least $333; Power Ahead Colorado's $1,500 for cold-climate units, which needs approval before the install; and Xcel rebates, revised in October 2026, which we confirm before writing the estimate. Federal 25C money ended with 2025.

What the lab down the road found

NREL tested cold-climate heat pumps right here in Golden. Efficiency dropped as temperatures fell but stayed above electric resistance heat even far below zero, while measured capacity in the cold ran below the manufacturer's numbers, partly due to altitude. So we size each head from published low-temperature data with a margin for 5,784 feet, and we plan backup heat for the coldest nights. More detail is in our Denver-winter heat pump article.

Wind, cold air and freezing drains

Homes against the foothills catch downslope gusts, and lower lots near Clear Creek can pool cold air on calm winter nights. Outdoor units go on the sheltered side, raised on stands or brackets above drifting snow. Defrost water is routed to gravel, not to steps or a steep driveway. Indoor condensate that crosses an unheated crawlspace gets insulation and a steady slope.

Permits and power

The city's Building Division issues heating and cooling permits by email rather than at a counter visit. We confirm how a mini-split is classified, file the mechanical and electrical paperwork and schedule the inspection.

The city has seen planned Xcel power shutoffs. A heat pump, like a gas furnace's blower, needs electricity, so a wood stove or other backup is worth keeping if you have one.

Ductless Mini-Split Installation FAQs — Golden

Does a mini-split qualify for Golden's heat pump rebate?

Only if the home's heating ends up all-electric. A mini-split added next to a gas furnace does not qualify.

Can I put a mini-split on a historic house near 12th Street?

Yes. We place equipment and lines out of the street view wherever possible.

Is a mini-split a good idea for my manufactured home?

Often. It avoids weak floor ducts, with the outdoor unit set on its own pad.

How cold can a mini-split keep working in Golden?

Cold-climate models keep heating well below zero, with reduced output. We size for the 5°F design point and plan backup.

Who handles permits?

We file with the City of Golden Building Division and schedule inspections.
