Ductless Mini-Split Installation in Glendale
Glendale covers only about 0.57 square miles inside Denver, and nearly every home in it is an apartment or condo. That makes a mini-split project here less about ductwork and more about permission: who owns the wall, who approves the outdoor unit, and whether the contractor carries a license issued by Glendale itself.
Renters, owners and building approvals
Upward of 80% of people in Glendale rent. If that is you, the mini-split decision belongs to the property owner, and we are glad to walk the unit with them. Condo owners need the HOA's written approval before installation, usually covering condenser location, exterior wall penetrations, line-set covers and proof of contractor insurance. We supply manufacturer spec sheets and a simple site plan so the board can decide in one meeting. Expect that review to add a few weeks to the timeline.
Replacing a noisy through-wall sleeve unit or a window air conditioner is the most common Glendale request. A single wall head in the living room, sometimes with a second for the bedroom, gives quieter cooling and real heat in winter from one outdoor unit. Older electric wall heaters in some buildings can then serve as backup, used only on the coldest nights of the year.

Glendale Climate Note
At about 5,351 feet, gas furnaces need altitude setup. In dense multi-family buildings, condensers on roofs and balconies take full summer sun and Front Range hail.
Where the outdoor unit can go
In dense apartment and condo buildings, the condenser options are usually a balcony, a ground-level pad along a rear wall, or the roof. Each has tradeoffs. Balcony units need a stand that keeps them off the deck and above drifting snow; roof units need a longer line set and a safe service path; ground units need protection from parking lots, plows and snow piles. Every model has limits on line-set length and vertical rise, so a fifth-floor unit with a ground-level condenser may not work, and we check that before anyone signs anything.
Sizing small spaces right
Apartments share walls and lose less heat than detached houses, so oversizing is a real risk. A 9,000 BTU head is often plenty for a one-bedroom unit, and a corner unit with lots of glass may need more. ENERGY STAR's design temperature for Arapahoe County is 4°F, and cold-climate models hold most of their output there, with a little trimmed for altitude. Our mini-split guide explains why a smaller, longer-running unit is quieter and more comfortable.
Condensate deserves its own plan. When a head sits on an interior wall, a small pump carries water to a drain. Outside, defrost meltwater must not drip onto a walkway or a neighbor's balcony below, where it freezes.
Glendale licensing and permits
Mechanical work in the city needs a permit unless it is specifically exempted, and the contractor must be licensed by Glendale; holding a Denver license does not count. Glendale's building department prefers electronic submittals. We hold the Glendale license, pull the permit, book inspections, and coordinate elevator, roof and unit access with property management.
Incentives for multi-family units
Glendale is a DRCOG member, so existing multi-family buildings qualify for Power Ahead Colorado's $1,500 cold-climate rebate (new construction does not), with the application filed before any work. Colorado's 2026 air-source credit adds $1,000, of which $333 or more is applied as a discount on the invoice. Xcel serves the city and offers heat pump rebates, but amounts changed October 1, 2026, so verify before relying on them. The federal 25C credit has expired.

Ductless Mini-Split Installation FAQs — Glendale
I'm a renter in Glendale. Is a mini-split possible?
Only with the property owner's approval, and the owner typically pays for the work and holds the permit. We can meet with them to scope it.
Can a contractor licensed only in Denver do the work?
No. Glendale requires its own contractor license.
Will my condo HOA allow it?
Many do with conditions on location and appearance. Get written approval before scheduling.
Can the outdoor unit go on my balcony?
Often, if the HOA or owner allows it and the balcony can support a stand. We check the structure, drainage below and line-set length.
What size mini-split does an apartment need?
Often 9,000 to 12,000 BTU per zone, but a load calculation for your unit decides.
