Furnace Installation & Replacement in Glendale
Glendale is a small city of mostly apartments and condos, which shapes every furnace replacement we do here. The equipment is usually compact, tucked in a closet or mechanical room, and the decision often involves a landlord or an HOA as well as the resident. Here is what a Glendale installation involves.
Who approves the work
More than 80% of Glendale residents rent, so the person living with a failing furnace often isn't the one who signs off on a new one. We give owners and property managers a written scope and price they can approve, and we're glad to coordinate access with tenants. For condo owners, check whether your association controls exterior walls or roof penetrations before you choose a furnace that needs a new vent.
Glendale requires its own contractor license, and the city says a Denver license doesn't satisfy it. Mechanical work needs a city permit unless it's specifically exempted. Ask any installer you consider whether they're licensed in Glendale itself.
Timing matters in a rental building too. If several units have furnaces of the same age, an owner can often replace them on a planned schedule over a summer instead of one emergency at a time in January. We can survey a group of units and give you a written condition report and a separate price for each.

Glendale Climate Note
At about 5,351 feet, gas furnaces need altitude setup. In dense multi-family buildings, condensers on roofs and balconies take full summer sun and Front Range hail.
Closet furnaces and tight spaces
In multifamily buildings, furnaces usually sit in a hallway closet or a small utility room, often next to the water heater. The replacement has to fit the same footprint, keep required clearances and get enough combustion air. Some units draw that air from the room through louvered doors; if a previous owner swapped those for solid doors, we'll point it out. Electric furnaces are also common in apartments, and there a heat pump is often the most practical upgrade.
Sizing a unit, not a house
A condo with neighbors above, below and on both sides loses far less heat than a detached house of the same size. That's why we run a Manual J instead of copying the old nameplate. Many original apartment furnaces are oversized for the space they serve, which causes short cycling and hot-cold swings. At 5,351 feet, any gas furnace also loses roughly 21% of its sea-level input, and the install includes the manufacturer's high-altitude orifices and pressure settings.
NOx-compliant furnaces and venting in shared buildings
Colorado has required new gas furnaces to meet a 14 ng/J NOx limit, or the latest ENERGY STAR version, since January 1, 2026. In a closet installation, venting decides a lot. An ultra-low NOx 80% furnace can tie into the building's existing vent if it's sized correctly. A 97% condensing model needs PVC to the outside and a place to send condensate, which may not exist in an interior unit. We confirm the vent and drain path before recommending one. See our NOx rule guide for background.
Xcel service and heat pump options
Glendale is served by Xcel Energy for both gas and electricity; the city negotiated a new Xcel franchise in 2026, subject to voter approval. For electric-heat apartments, a ducted heat pump or a ductless mini split can replace both heating and cooling. Colorado's $1,000 air-source credit and Power Ahead Colorado's $1,500 cold-climate rebate can apply; check Xcel's current rebate amounts directly.

Furnace Installation FAQs — Glendale
Does my installer need a Glendale license?
Yes. The city requires a Glendale contractor license, and a Denver license is not accepted.
I rent. Can I schedule a furnace replacement?
You can call us, but the owner or property manager has to approve the replacement. We send them the written scope and price.
Can a condensing furnace go in my interior condo closet?
Only if there's a practical PVC vent route outside and a condensate drain. If not, an ultra-low NOx 80% furnace on the existing vent may be the right choice.
My apartment has an electric furnace. What should replace it?
Often a heat pump, which uses far less electricity for the same heat and adds cooling. We can quote both options.
