HVAC Guide: BackCountry
BackCountry is the gated Shea Homes enclave in the southwest corner of Highlands Ranch, opened in 2007 beside the 8,200-acre Backcountry Wilderness Area. Its houses are large, newer than most of Highlands Ranch, and now reaching the age when first-generation furnaces and air conditioners start to need real decisions. This guide covers what was built, what that means for your equipment, and which approvals apply before anything changes outside.
What was built in BackCountry, and when
The Highlands Ranch Community Association's own timeline records BackCountry opening in 2007 as a gated, 1,100-acre master-planned community by Shea Homes, marketed as "Wild at Heart." Shea's parent company had acquired the remaining Highlands Ranch land from Mission Viejo Company in 1997, so BackCountry was the last large piece of the original ranch to be built out.
A December 2008 Professional Builder profile gives the clearest picture of the original product. The first models opened in September 2007, and the Whispering Wind luxury villa collection followed in July 2008. Three single-family collections, Shadow Walk, Water Dance and Spirit Trail, ranged from about 2,800 to 4,700 square feet, while the villas ran about 2,822 to 4,009 square feet. The same profile lists Carrier as the HVAC supplier for those early homes, along with wider spacing between houses and longer driveways than typical production lots.
Homes.com's guide to the surrounding Westridge area describes BackCountry estates as typically over 3,000 square feet, with a separate HOA fee that covers private snowplowing. That matches what a technician tends to expect here: big two-story plans, often with basements, on lots that back onto open space.
How old is your original furnace and air conditioner?
If your house was among the first phases, its original equipment went in between late 2007 and the early 2010s, which puts it somewhere around 14 to 19 years old in late 2026. That is not automatically a replacement age, but it is when heat exchangers, inducer motors, igniters and condenser fan motors start failing more often, and when a repair estimate should be weighed against the remaining life of the whole system.
Check the data plate on the furnace and on the outdoor unit before you call anyone. The serial number encodes the manufacture date, and the plate shows the refrigerant. Air conditioners built around 2007 to 2009 may still be charged with R-22, which EPA stopped allowing in new equipment from 2010 and which has only been available from recovered and reclaimed supply since 2020, so leaks on those units get expensive quickly. Later units typically use R-410A. If you have a Carrier system from the original build, any Carrier-trained or general HVAC technician can service it; parts availability is rarely the limiting factor.
With 2,800-plus square feet across two floors and a basement, many BackCountry homes have either two separate furnaces and condensers or one larger system with zone dampers. Knowing which you have changes how a no-heat call is diagnosed: a dead upstairs zone with a running furnace usually points to a damper motor or zone board, not the furnace itself. Our furnace repair and AC repair pages describe how those calls are diagnosed.
Two layers of approval before outdoor work
BackCountry homes sit under both the HRCA and their own sub-association. The HRCA Residential Improvement Guidelines (October 2024) group BackCountry with Falcon Hills and Highwoods as custom-built areas subject to ARC and Sub-Association approval, and they note that some sub-associations have additional guidelines of their own. Plan for the sub-association review to happen as well as, not instead of, the HRCA one.
For HVAC, three HRCA sections matter most. Section 2.5 puts air conditioning equipment in front of the ARC, reviews ground-level units for screening, location and closeness to a neighbor's living space, and does not allow equipment above street level unless it is totally concealed. Section 2.55 requires approval for exterior pipes, conduits and equipment, with screening or paint to match the house, which covers refrigerant line sets and their covers. Section 2.64 asks that any rooftop equipment be placed to minimize visibility and noise.
In practice, a like-for-like condenser swap on the same pad is the simplest case, while a new heat pump in a different spot, a second condenser, or ductless mini-split heads and line sets on an upper wall need drawings and approval before work starts. Open space, smoke and hail
Living against an 8,200-acre wilderness area is the point of BackCountry, but it also means smoke days when fire burns anywhere upwind on the Front Range. EPA advises using MERV 13 filtration during smoke events, running the system fan more, closing outdoor-air intakes and changing filters more often. Check that your furnace cabinet and return can take a deeper or higher-MERV filter without choking airflow; a restrictive filter in an undersized slot can trip high-limit switches in winter.
Douglas County sits in what forecasters call Hail Alley, and an outdoor coil with flattened fins loses capacity. If your condenser has taken a hit, a technician can comb the fins and check the charge; severe damage is often a homeowner's insurance conversation rather than a repair.
Replacing or upgrading equipment here
With no city government in Highlands Ranch, the permit for a new furnace, condenser or heat pump is issued by Douglas County's Building Division, and the county lets contractors apply online. Colorado's CO alarm law rides along with that permit: once a gas appliance is swapped, the house must have a working carbon monoxide alarm near every bedroom, no more than 15 feet from its door.
At roughly 5,800 feet and higher on the BackCountry ridges, gas furnaces are derated about 4% per 1,000 feet, so a furnace must be orificed and set up for altitude. Since the start of 2026, any gas furnace sold in the state has to stay under Colorado's 14 ng/J NOx cap unless it qualifies under the newest ENERGY STAR specification, which narrows the field of eligible models. Our furnace installation page and the altitude guide go further.
Because BackCountry is on Xcel Energy for both gas and electricity, a cold-climate heat pump paired with your existing furnace is worth pricing. Colorado's $1,000 air-source heat pump credit is taken by a registered contractor, who must hand at least $333 of it to you as an invoice discount, and the regional Power Ahead Colorado program adds $1,500 for qualifying cold-climate systems if the contractor files before installation. Nothing is available from the federal 25C credit for systems installed in 2026. Xcel reset its own heat pump rebate amounts on October 1, 2026, so ask Xcel for today's number; our rebates guide tracks the details.
BackCountry HVAC Questions
Do I need HRCA approval to replace my BackCountry air conditioner?
Air conditioning equipment needs ARC approval under HRCA guideline 2.5, and BackCountry also has its own sub-association review. Swapping a unit on its existing pad is the easy case; moving the unit, adding a heat pump, or running new line sets up the wall should be submitted and approved before installation.
What brand of HVAC did Shea put in the original BackCountry homes?
A 2008 Professional Builder profile of BackCountry lists Carrier as the HVAC supplier for the early collections. Later phases or replacements may differ, so check the data plate on your furnace and outdoor unit.
Could my BackCountry AC still use R-22?
Possibly, if it was manufactured before 2010 and never replaced. The refrigerant type is printed on the outdoor unit's data plate. R-22 has only been available from reclaimed supply since 2020, which makes leak repairs on those units costly.
Who issues HVAC permits for BackCountry?
The Douglas County Building Division, because Highlands Ranch is unincorporated. Replacements count as basic mechanical permits there, and a licensed contractor normally files the application and books the inspection.
Is a heat pump realistic in a large BackCountry home?
Yes, most often as a dual-fuel setup that keeps the gas furnace for the coldest nights. Large two-story plans need a proper Manual J load calculation per floor or zone. Call (720) 466-7983 to talk it through.
