Ductless Mini-Split Installation in Highlands Ranch
Highlands Ranch has about 31,500 homes, nearly all built since 1981 with ducted heating and cooling. So a ductless mini-split here is rarely about a house with no ducts. It's about the bonus room, the basement or the loft that the main system has never handled well, and about getting the outdoor unit past the community's architectural rules.
The rooms that drive the calls
Northridge, where the first homes went up in 1981, has a median build year of 1991. Eastridge, Westridge and Southridge followed through the 1990s and 2000s. Across all four, the same rooms come up: a bonus room over the garage that bakes in July, a basement that's been finished into a theater or guest suite, and a loft open to a two-story great room that collects heat.
A single-zone mini-split sized for that space gives it its own thermostat. The furnace and central AC keep running the rest of the house exactly as before.

Highlands Ranch Climate Note
Higher elevation (5,817 ft) means colder winters than central Denver. Tight modern homes need balanced ventilation. Heat pump retrofits work very well.

Why not just rebalance the ducts?
Sometimes that's worth trying first, and we'll say so. But a bonus room over a garage has hot or cold space on three sides, and the duct serving it is usually the longest run in the house. Closing dampers elsewhere pushes more air there at the expense of other rooms. When the load difference is large, a dedicated head is the fix that lasts.
HRCA architectural review
The Highlands Ranch Community Association has architectural guidelines covering exterior changes. Check with HRCA, and your sub-association if you have one, before installing an outdoor unit or line-set cover where it can be seen. Side and rear locations, a line cover painted to match the siding and a small footprint usually make approval straightforward. We provide the spec sheet and a site plan for the application.
BackCountry and larger homes
The gated BackCountry community opened in 2007, with larger homes and more complex layouts. There, a multi-zone outdoor unit serving several heads, or a mix of wall heads and a concealed ducted air handler for a guest wing, can be the better plan. As a separate gated community, BackCountry may add its own approval step, so ask that association too.
Cold-climate equipment at 5,800 feet
Douglas County's heating design temperature is 4°F, and the community sits around 5,817 feet. We size each head from a room-by-room calculation, use the manufacturer's capacity data rather than nameplate numbers, and choose models that publish output at 5°F. Outdoor units go on stands high enough to clear drifting snow so defrost meltwater can drain away.
Condensate and line-set routing
For a bonus room, the line set often runs through the garage ceiling or attic, which keeps most of it out of sight. The head's condensate drains to an interior line or a small pump. We avoid exterior drain tubes on north walls because they freeze in a cold snap and can back water into the head.
Permit, wiring and rebates
Highlands Ranch is unincorporated, so the Douglas County Building Division issues the permit; mechanical permits can be submitted online, and we handle that plus the inspection. Electrically, plan on a new 240-volt breaker and an outdoor shutoff switch for the condenser.
Douglas County is a DRCOG member, so Power Ahead Colorado's $1,500 rebate can go toward a cold-climate system in an existing home if the application is filed before installation. Colorado's 2026 credit is worth $1,000 per qualifying system, a minimum of $333 of it credited on your invoice. Xcel supplies gas and electricity; it revised heat pump rebates on October 1, 2026, so confirm the current numbers. Highlands Ranch homeowners can't fall back on 25C anymore; Congress ended that federal credit after 2025.

Ductless Mini-Split Installation FAQs — Highlands Ranch
Do I need HRCA approval for an outdoor unit?
Check with HRCA and any sub-association before installation. We supply the spec sheet and site plan for the application.
Is a ductless head the answer for a bonus room that overheats?
In most cases. A single head sized for that room's load gives it independent control.
Who issues the permit in Highlands Ranch?
Douglas County Building Division, since the community is unincorporated.
Can I keep my existing furnace and AC?
Yes. The mini-split works independently and only serves the room or rooms you choose.
Does Power Ahead Colorado apply?
Yes for existing homes. Douglas County is a DRCOG member.
How long does a bonus-room install take?
Usually one day for a single head, plus the county inspection. A multi-zone system can take two.
