Furnace Installation & Replacement in Highlands Ranch

Highlands Ranch built about 31,500 homes over roughly 25 years, starting in Northridge in 1981. That steady build-out means the community has furnaces at every age, moving south and west in waves. We're a few miles away in Castle Pines and install throughout the community, which is unincorporated, so permits come from Douglas County.

Where the replacement wave is now

Northridge, with a median build year of about 1991, is on its second furnace or replacing the first very late. Eastridge and Westridge, built through the 1990s, have many original furnaces now 25 to 30 years old. Southridge followed into the 2000s, so its furnaces are at or past 20 years. BackCountry opened in 2007, so most of its furnaces are under 20 and rarely need replacing yet. If a newer furnace there is being replaced early, we look for the reason, such as a blocked condensate drain, an undersized return or poor altitude setup, so the next furnace doesn't repeat it.

Many Northridge, Eastridge and Westridge homes still have their original 80% furnaces, venting through a metal B-vent with the water heater.

Highlands Ranch Climate Note

Higher elevation (5,817 ft) means colder winters than central Denver. Tight modern homes need balanced ventilation. Heat pump retrofits work very well.

Sizing at 5,817 feet

Expect about a 23% derate at this elevation. A furnace rated 80,000 Btu/h input at sea level runs at roughly 61,000 Btu/h here once orifices and gas pressure are set for altitude. We base the size on a Manual J. Two-story production homes often have a basement furnace that struggles to heat bedrooms above the garage; the duct system usually explains it, and a two-stage or variable-speed furnace with longer run times helps more than extra capacity.

80% or condensing in a 1990s home

Since January 1, 2026, a new gas furnace sold in Colorado must meet 14 ng/J NOx or the current ENERGY STAR version, which requires 97% AFUE in the North as of July 31, 2026. That leaves two paths for an 80% home: an ultra-low NOx 80% furnace that reuses the B-vent, or a 97% condensing furnace vented in PVC through a sidewall or the roof, with a condensate drain.

The second option changes the water heater's venting. With the furnace off the B-vent, the water heater is alone in a vent sized for two, and the fuel gas code requires it to be sized for one. We include that work and the drain in the quote. Where the furnace sits in an unfinished basement, the condensate can usually drain to a floor drain or a small pump; finished basements may need a pump routed to the laundry standpipe. Our NOx guide compares both paths.

Douglas County permit and Xcel

Because Highlands Ranch is unincorporated, the Douglas County Building Division issues the basic mechanical permit, which we submit online. We file it and schedule the inspection. Xcel Energy supplies gas and electricity. A rebate tracker reports Xcel ended gas furnace rebates on January 1, 2026, so we verify before counting on one.

When a heat pump or dual fuel makes sense

If your AC is as old as your furnace, which is common in Eastridge and Westridge, replacing both with a cold-climate heat pump and a compliant gas furnace as backup is worth pricing. A cold-climate unit can draw $1,500 from Power Ahead Colorado on top of the state's $1,000 air-source credit when the contractor applies first, and Xcel heat pump rebates changed October 1, 2026, so confirm current amounts. Don't plan on the federal 25C credit; it ended for systems placed in service after 2025. See how dual fuel works in Colorado.

Furnace Installation FAQs — Highlands Ranch

Who issues the permit in Highlands Ranch?

Douglas County's Building Division, since Highlands Ranch is not an incorporated city. A furnace swap is a basic mechanical permit, and we file it.

My Westridge furnace and AC are both original. Should I do both?

It's often the most cost-effective time to consider a heat pump or dual fuel. We'll quote a furnace-only replacement and a combined system.

What happens to my water heater if I go to 97%?

It stays on the existing vent, which we resize for a single appliance so it drafts correctly.

Will a bigger furnace fix my cold upstairs bedroom?

Usually not. Duct balancing, return air and longer run times from a two-stage furnace typically help more.
