Ductless Mini-Split Installation in Aurora

From early-1950s Hoffman Heights to the master-planned southeast, homes in Aurora vary a lot, and a ductless mini-split solves a different problem in each. In older ranches it is usually the basement or an add-on room; in the newer two-story homes it is the bonus room over the garage that never cools down.

Hoffman Heights and the 1970s–80s ranches

Hoffman Heights was built fast, roughly 1,700 houses from 1950 through 1953, and many of them have since gained finished basements, enclosed patios or a family-room addition. The original small furnace and ducts were never sized for that extra square footage. A single-zone head in the addition or downstairs family room picks up the load without replacing equipment that is still working.

Homes built during Aurora's 1970s and 1980s growth spurt often have decent ducts but swamp coolers or aging AC. Some owners use a two- or three-zone ductless system to cool the main bedrooms while they plan a bigger replacement later.

Aurora Climate Note

Aurora's mix of older homes (50+ years) and new builds means we work with everything from gravity furnaces to ultra-modern heat pumps. Dust and pollen are higher than west metro.

Bonus rooms in Saddle Rock and Tallyn's Reach

Saddle Rock and Tallyn's Reach were built mostly from the late 1990s on, and the room above the garage is the classic complaint: long duct run, three exposed sides, a cold garage underneath. A ceiling cassette or wall head in that room, on its own outdoor unit, fixes it in a day or two of work. Our mini-split guide covers why a dedicated zone often beats trying to force more air down the existing duct.

These neighborhoods have active HOAs, and condenser placement is often covered by the design guidelines. Expect to submit the location and screening plan before we install. Approval can take a couple of weeks, so it pays to start that paperwork while the equipment is on order.

Sizing for southeast Aurora weather

ENERGY STAR lists 4°F as the heating design temperature for Arapahoe County, and much of the city sits near 5,471 feet. We pick cold-climate models by their published output at 5°F and allow for the thinner air. On the open eastern plains, wind drives snow against the north and west sides of houses, so we favor sheltered wall locations and set condensers on stands high enough to clear drifts.

Electrical and line routing

Most homes here have 200-amp service, which handles a mini-split comfortably. Older ranches with 100-amp panels need a load check first, and some Hoffman Heights homes still have original fuse boxes or panels that are full, which means a subpanel or service upgrade before the new circuit goes in. Line sets for a bonus room usually run through the garage ceiling or along the exterior in a paintable cover; for a basement, they drop through the rim joist. Outdoor drain lines are kept short and pointed away from driveways, which turn into ice rinks when defrost water refreezes overnight.

Incentives and the Aurora permit

An Aurora homeowner adding a cold-climate mini-split can stack two certain incentives: $1,500 from Power Ahead Colorado, which our office submits before work begins, and the $1,000 state credit, with no less than $333 of it discounted on your invoice. Xcel offers heat pump rebates as well, though the figures shifted on October 1, 2026 and should be confirmed directly. Nothing federal remains; 25C ended with the 2025 tax year.

The City of Aurora Building Division issues mechanical and electrical permits through the Aurora4Biz portal. We file and schedule the inspection.

Ductless Mini-Split Installation FAQs — Aurora

Is a mini-split worth it for one bonus room?

Often yes. A single-zone unit gives that room its own thermostat and avoids rebalancing or upsizing the whole duct system.

Does my Aurora HOA have a say in the outdoor unit?

Usually, especially in newer southeast subdivisions. Submit the location and screening before work begins.

Can a mini-split heat a Hoffman Heights addition all winter?

A properly sized cold-climate unit can, with the main furnace still serving the rest of the house.

What about the basement in a 1980s two-story?

A single wall head or a floor console on the basement level often costs less than adding supply runs, and it gives that floor separate control from the bedrooms upstairs.

How long does installation take?

A single zone is often one day; multi-zone systems usually take two to three, plus the city inspection.
