Seasonal HVAC Tune-Ups in Aurora
Aurora stretches from 1950s Hoffman Heights to subdivisions still going up east of E-470, and the median home here dates to about 1985. That spread means a tune-up can be anything from nursing a 25-year-old condenser through one more summer to checking a two-year-old system for builder shortcuts. We tailor each fall and spring visit to what is actually in your mechanical room and side yard.
Spring AC tune-ups start with hail damage
Open plains east of the city give storms a long run, and condensers in Saddle Rock, Tallyn's Reach, and other southeast neighborhoods take a beating. Flattened aluminum fins block airflow through the coil, which raises head pressure and power use. In the spring we inspect and comb out bent fins where that is practical, wash the coil, and measure refrigerant pressures and temperatures to see whether the unit is still moving heat the way it should.
If the coil damage is severe, we document it with photos. Many homeowners file hail claims on roofs and forget the AC; the pictures help if you choose to include it.

Aurora Climate Note
Aurora's mix of older homes (50+ years) and new builds means we work with everything from gravity furnaces to ultra-modern heat pumps. Dust and pollen are higher than west metro.

Electrical checks before the first hot week
Capacitors and contactors are the usual reasons an outdoor unit quits on the first 90-degree day, which in Denver-area records averages around June 10. We test capacitor values against their ratings, look for pitted contactor points, tighten connections, and check the disconnect. A weak capacitor caught in April costs far less trouble than one that fails during a heat wave.
Fall furnace visits in Hoffman Heights and other older areas
The roughly 1,700 Hoffman Heights homes built from 1950 to 1953 now have replacement furnaces in small utility spaces. In tight closets we pay close attention to combustion air, vent connections, and clearances to anything stored nearby. We test for carbon monoxide, check the flame and heat exchanger area, and confirm the house has working CO alarms near the bedrooms.
At about 5,470 feet, Aurora furnaces should be derated roughly 22 percent from their sea-level rating. We compare gas pressure with the manufacturer's high-altitude table, because an over-fired furnace runs hot and wears out heat exchangers early.
Newer homes and warranty paperwork
Homes built after 2000 mostly have condensing furnaces with plastic venting and a condensate trap. The fall tune-up includes clearing that trap and drain, checking the intake and exhaust terminations outside for nests or snow drift paths, and reading stored fault codes. If your home is new, ask whether the equipment was registered: Lennox, for example, requires registration within 60 days of closing on new construction for its extended coverage. We can help you confirm what is on file.
Timing a tune-up in Aurora
Book the furnace visit in September or early October, before the average first freeze around October 7, and the AC visit in April or May. See our Colorado tune-up checklist for the full list of items covered.
Two things help between visits. Change the filter on a schedule that fits your house, more often if construction is going on nearby, and after a hailstorm, walk out and look at the condenser before you run it hard. If the top fan guard is dented or the fan blade wobbles, turn the unit off at the thermostat and call. Running a damaged fan can ruin the motor or the compressor in a hurry, and that turns a simple fix into an expensive one.

Seasonal HVAC Tune-Ups FAQs — Aurora
Can you straighten hail-damaged fins on my Aurora condenser?
Lightly bent fins can often be combed straight during a tune-up. When large areas are crushed, combing does not restore airflow well, and we will tell you whether the coil is still worth keeping.
Is a furnace tune-up needed if my Aurora home is under five years old?
It is worthwhile. New condensing furnaces need the condensate trap checked, construction dust collects on filters and blower wheels, and an annual record is useful if a part fails under warranty.
Do you check carbon monoxide alarms?
Yes. We test for CO at the furnace and look for working alarms within 15 feet of bedroom doors, which Colorado law requires in homes with gas appliances on sale or after a permitted appliance replacement.
I have two systems in a large southeast Aurora home. Do both need service?
Yes. Each furnace and each outdoor unit gets its own inspection, and two-system homes often have one unit that runs much harder, usually the one serving the upper floor. We note which one and why.
How long does a tune-up take?
Usually about an hour per system, longer if the coil needs a heavy cleaning or we find something that needs testing.
