AC Installation & Replacement in Cherry Creek
Cherry Creek mixes 1920s and 1930s brick Tudors and bungalows with mid-century homes, new townhomes and high-rise condos, and each one takes a different kind of cooling install. We put in central air, heat pumps and ductless systems here with a Manual J load calculation, a Denver mechanical permit and a written price before anything is ordered.
Older brick homes that were never built for cooling
Many of the neighborhood's prewar houses were designed around a furnace, a gravity system or a boiler, and none of those were meant to move cold air. If your home has forced-air ducts, the first question is whether they are big enough. Cooling needs more airflow than heating, so undersized returns and long, narrow runs to second-floor bedrooms are the usual weak points. We measure static pressure on the existing system before quoting, and we tell you if a return needs to be added rather than finding out after the condenser is set.
If the house heats with radiators, there are no ducts to borrow. The realistic choices are a ductless mini-split system with heads in the rooms you use most, or a small-duct high-velocity system threaded through closets and the attic. Both keep plaster walls and original trim largely intact. Our guide to ductless systems in older homes compares them.

Cherry Creek Climate Note
Urban setting with denser construction means lower wind exposure but tighter envelopes — fresh-air ventilation matters more here. Many older Cherry Creek brownstones still run hydronic heat with retrofit central AC or ductless mini-splits.

Townhomes and condos in Cherry Creek North
Cherry Creek North has been shifting toward townhomes, condos and mixed-use buildings, and those projects come with tighter rules than a detached house. A townhome condenser may sit on a rooftop deck, a narrow side yard or a shared pad, and the association often controls where a replacement can go and how it is screened. Get written approval before installation day if the location, size or screening is changing.
In newer townhomes, the original builder-grade system is often the first thing to fail. Swapping it now involves both halves of the system: today's condensers run on R-454B or R-32, and the coil inside has to be built for that refrigerant. We check whether the existing line set is the right size and in good condition before deciding whether it can stay.
Sizing at 5,280 feet without oversizing
At a mile high, each cubic foot of air holds less mass, so a coil rated at sea level delivers less; ACHR News cites an industry multiplier near 0.92 for dry-coil capacity at 5,000 feet. That is a reason to run the numbers, not to buy the biggest unit on the truck. An oversized condenser short-cycles, leaves upstairs rooms clammy, and wears out sooner. Brick homes with tall windows and mature shade trees behave very differently from a glassy new townhome facing west, which is why we do a room-by-room Manual J instead of guessing from square footage.
Panels, permits and placement
Prewar houses that have not had an electrical update can be short on panel space or service capacity. We compare the new condenser's minimum circuit ampacity with what your panel can take before we price the job, and if an upgrade is needed you hear that in the estimate.
Because Cherry Creek is a Denver neighborhood, the mechanical permit comes from Denver's planning and development department; we file it and book the inspector. On small lots, a condenser placed under a bedroom window or tight against a neighbor's fence is a noise complaint waiting to happen, so we plan placement with clearance, sound and hail exposure in mind; a hail guard is worth discussing on an exposed roof deck.
Why the quote should include a heat pump
Your gas and electric bills both come from Xcel Energy here. A heat pump does the same summer job as a central air conditioner and then covers mild and moderate winter days, leaving the gas furnace for deep cold. Incentives tilt toward that choice: plain AC earns no state money, while a qualifying air-source heat pump can carry Colorado's $1,000 tax credit (we claim it as the registered contractor and at least $333 comes off your invoice) plus DRCOG's $1,500 Power Ahead Colorado rebate, which we must file before the job starts. Don't count on the federal 25C credit; it expired at the end of 2025. Xcel revised its own heat pump rebates on October 1, 2026, so ask Xcel for the current figure. Our Denver heat pump cost guide has regional price ranges.

Air Conditioning Installation FAQs — Cherry Creek
My Cherry Creek house has radiators. Can I still get central air?
Yes, but it means new distribution: either ductless heads in key rooms or a small-duct high-velocity system run through closets and the attic. We assess both during a free estimate.
Does my townhome association have to approve a new condenser?
Often, especially if the unit moves, gets bigger or needs new screening. Check your association's rules and get written approval before the install date.
Who issues the permit for AC installation in Cherry Creek?
Denver, through its Community Planning and Development office, since the neighborhood is inside city limits. The application and inspection booking are on us.
Can I keep my existing indoor coil with a new condenser?
Rarely. A coil built for R-410A or R-22 is not matched to a condenser running R-454B or R-32, so both are normally replaced together.
