Furnace Installation & Replacement in Cherry Creek
Cherry Creek packs nearly every kind of Denver housing into a few square miles, from 1920s brick Tudors to townhomes finished last year. That range means a new furnace here can be a simple swap or a project that touches the chimney, the water heater and the ductwork. Below is how we approach each one.
Brick Tudors and Colonial Revivals from the 1920s to 1940s
Most of these houses were built for coal or gravity heat and have had several furnaces since. What's in the basement now is often a 1990s or 2000s 80% unit tied into a masonry chimney along with the water heater. When we replace it, the chimney is the first thing we evaluate. An unlined or oversized masonry flue that worked with two appliances may not draft properly once a condensing furnace leaves and the water heater is alone in it, so we plan a liner or a new vent before the install day, not after.
Basements in these homes are often partly finished, with low ceilings and ducts boxed into soffits. We measure the return air path carefully. Many Tudors have a single undersized return, and a new variable-speed blower can't deliver its rated airflow through it.

Cherry Creek Climate Note
Urban setting with denser construction means lower wind exposure but tighter envelopes — fresh-air ventilation matters more here. Many older Cherry Creek brownstones still run hydronic heat with retrofit central AC or ductless mini-splits.

Townhomes and newer construction
Many of the townhomes that have replaced older houses in Cherry Creek North put the furnace in an attic, a closet off the garage or a top-floor mechanical space. Access drives the job: we confirm the unit will fit through the attic opening, whether it's a horizontal or upflow model, and where a condensate line can drain without crossing a finished ceiling. If your townhome association has rules on roof or wall penetrations, tell us early so a new PVC vent location can be approved.
High-rise condos in the area typically use central building systems or fan coils, not individual gas furnaces. If yours has one, we'll start with the building's engineering contact.
Sizing at 5,280 feet
Furnace makers derate gas input about 4% per 1,000 feet, so at Denver's reference elevation a furnace delivers roughly 79% of its sea-level nameplate. Installers handle this with high-altitude orifices and manifold pressure from the manufacturer's table. We size from a Manual J load calculation rather than the old unit's nameplate. Older Cherry Creek homes that have added insulation and replaced windows often need less furnace than they have, and a smaller two-stage unit runs quieter and longer.
The 2026 NOx rule and your choices
Since January 1, 2026, a gas furnace sold in Colorado has to meet 14 ng/J NOx or the newest ENERGY STAR specification. In practice you'll be choosing between an ultra-low NOx 80% furnace that can use the existing chimney or B-vent, and a 97% condensing furnace vented in PVC with a condensate drain. In a Tudor with a good lined chimney, the 80% option can be the cleaner install. In a townhome with a short run to an outside wall, condensing usually makes more sense. Our guide to the NOx rule covers the details.
Denver permit, Xcel gas and electric options
Cherry Creek is inside the City and County of Denver, so the mechanical permit comes from Community Planning and Development. We pull it and schedule the inspection. Gas and electricity both come from Xcel Energy.
Because Xcel is also your electric utility, a heat pump can qualify for Xcel's rebates on top of Colorado's $1,000 credit and Power Ahead Colorado's $1,500 cold-climate rebate; confirm Xcel's current amounts, which changed in October 2026. The federal 25C credit doesn't apply to systems installed in 2026. If your AC is as old as the furnace, compare a heat pump against a new furnace before you decide.

Furnace Installation FAQs — Cherry Creek
Can my new furnace still vent into the chimney of my Cherry Creek Tudor?
An 80% ultra-low NOx furnace can, if the chimney is lined and sized correctly. A 97% condensing furnace cannot; it vents through PVC.
My townhome furnace is in the attic. Is that a harder install?
It takes more planning for access, condensate drainage and vent routing, but it is common. We check the attic opening and clearances during the estimate.
Who issues the permit in Cherry Creek?
Denver's Community Planning and Development. We file it and arrange the inspection.
Do I need a bigger furnace because Denver is a mile high?
You need one set up for altitude and sized by a Manual J. Bigger is often the wrong answer in a house that has been updated.
