Furnace Installation & Replacement in Evergreen
At about 7,162 feet, Evergreen asks more of a furnace than any town on the plains, and the right replacement depends heavily on where the house sits. Hiwan homes on natural gas, propane-heated properties in Upper Bear Creek and older cabins in Kittredge each need a different plan. Here is how we size, choose and permit a new furnace in Evergreen.
A 29% derate, and more up the hill
Manufacturers reduce gas input about 4% per 1,000 feet, so at this elevation a furnace delivers roughly 71% of its sea-level rating. A 100,000 Btu unit becomes about 71,000. Homes above Bergen Park or deep in Upper Bear Creek can sit several hundred feet higher. We use your elevation to set orifices and manifold pressure and to choose the pressure switch, and we check whether the furnace model is even approved for that elevation. Not every model is.
We size from a Manual J built with mountain design temperatures. Big glass facing the view, vaulted great rooms and walkout basements change the load more than square footage does.

Evergreen Climate Note
At about 7,162 feet, Evergreen averages about 81 inches of snow, with a January mean low near 12.5°F and a record low of -38°F. Furnaces need roughly a 29 percent altitude derate.

Natural gas, propane or a boiler
Xcel natural gas reaches much of the central area, but outlying properties on well and septic often heat with propane. A propane furnace is built or converted with its own orifices and pressures, and the supplier usually tests the line when equipment changes. Converting a home from propane to natural gas, where a main is close, involves Xcel service, a new meter and a full fuel conversion of the furnace.
Jefferson County's mechanical permit form lists boilers and radiant floors alongside furnaces, and Evergreen has all three. If your home has radiant heat downstairs and a furnace upstairs, replacing the furnace is a separate job from the boiler, and we can look at both on one visit.
Venting for snow and the 2026 NOx rule
Gas furnaces sold in Colorado since January 1, 2026 must meet 14 ng/J NOx or the current ENERGY STAR version, which covers propane furnaces too. Condensing 97% furnaces vent through PVC, and in Evergreen the termination has to stay above drifting snow; we often raise it or use a vent kit designed for snow. Condensate lines can freeze in unheated crawlspaces, so we route them inside the conditioned envelope or add heat tape. An ultra-low NOx 80% furnace can use an existing metal flue, which may be the simpler choice in an older cabin.
Older cabins and crawlspace furnaces
Smaller homes in Kittredge and older parts of town sometimes have a furnace in a tight crawlspace or closet with limited combustion air. A replacement must meet current clearance and combustion air rules, and a sealed-combustion condensing furnace, which draws outdoor air through its own pipe, often solves that. Uninsulated ducts in crawlspaces are worth fixing at the same time.
Heat pumps at 7,000 feet, permits and utilities
Cold-climate heat pumps work up here, but on the coldest nights most homes still want backup. Pairing one with a gas or propane furnace in a dual-fuel system is often the best fit, especially when propane is expensive. Colorado's $1,000 air-source credit and Power Ahead Colorado's $1,500 cold-climate rebate apply regardless of utility. Electricity comes mainly from Xcel, but CORE Electric Cooperative also serves parts of mountain Jefferson County; check your bill before counting on Xcel rebates.
Evergreen is unincorporated, so Jefferson County Building Safety issues the mechanical permit. We file it and schedule the inspection.

Furnace Installation FAQs — Evergreen
How much heat does a furnace lose at this elevation?
About 29% at 7,162 feet, and more at higher addresses. The furnace must be converted and sized for that.
Can I put a condensing furnace in a propane home?
Yes. We set it up for propane and your elevation, and we plan the PVC vent above snow line.
Which office permits a furnace swap here?
The county: Jefferson County Building Safety handles all of unincorporated Evergreen. We pull the permit for you.
Is a heat pump alone enough for an Evergreen winter?
Some well-insulated homes manage with one, but most do better with a furnace for backup.
Will Xcel rebates apply to my heat pump?
Only if Xcel is your electric utility. Some Evergreen homes are on CORE. Check your bill.
