Furnace Repair in Evergreen
Evergreen winters are long and serious: about 81 inches of snow in an average year and a record low of 38 below. At roughly 7,162 feet, a furnace also has to be derated far more than one on the plains. We handle no-heat calls around the clock and check altitude setup and carbon monoxide every time.
Altitude is the first thing we check
Furnace manufacturers require gas input to drop about 4 percent per 1,000 feet once installed above 2,000 feet, and they specify a different pressure switch above 4,000 feet. At about 7,162 feet in Evergreen, that's a derate of roughly 29 percent. Homes higher in Upper Bear Creek or above Bergen Park need even more. A furnace installed without the correct orifices and settings overfires, overheats the heat exchanger, trips the high limit and can produce carbon monoxide.
Propane furnaces add another layer: they use different orifices and gas pressures than natural gas units, and a furnace converted from one fuel to the other must be converted completely. We verify the fuel setup, gas pressure and temperature rise on every visit.

Natural gas, propane and mixed systems
Many Evergreen homes are on Xcel natural gas, but properties on well and septic, especially on acreage, often heat with propane. Running out of propane is a common winter no-heat call. The propane supplier typically has to leak-test the system before relighting, and some furnaces then need a reset or a fresh look at ignition.
Jefferson County's mechanical permit form lists boilers and radiant in-floor heat alongside furnaces, and mountain homes use all three. Some houses combine a boiler for floors with a furnace for upper levels. If your home has a boiler or radiant system, tell us when you book so we can confirm the right technician before the visit.
What snow, cold and older cabins do to furnaces
Heavy snow buries side-wall PVC intake and exhaust pipes, and ice can form inside the exhaust on very cold nights. Either one trips the pressure switch and locks the furnace out. Condensate lines that run through cold crawlspaces or exterior walls can freeze. On older cabins, we often find furnaces in tight crawlspaces with limited combustion air, original flues, and ducts that were never insulated.
Wildfire mitigation is part of owning in Evergreen, and so is smoke season. A furnace blower that runs during smoke events moves a lot of air through the filter, so check and change it more often than you would in town.
Our repair visit
We start with a carbon monoxide and combustion safety test, then read fault codes and test ignition, flame sensing, the inducer and pressure switch, limit switches, blower motor and capacitor. We measure gas pressure and temperature rise, confirm the fuel and altitude setup, and inspect the vent and condensate system. You get a flat-rate price before we start, the diagnostic is free if you approve the repair, and nights and weekends cost no more.
Permits and replacement in unincorporated Jefferson County
Evergreen has no city government, so Jefferson County Building Safety issues mechanical permits. Its form covers furnace repair and replacement, boilers, radiant floors and both natural gas and liquid propane piping. We handle the permit on replacements and tell you if a repair needs one.
Repair makes sense when the heat exchanger is sound and the failure is a part. Replacement is the better choice for a cracked heat exchanger, a furnace that was never set up for altitude and has been overheating for years, or an older cabin furnace with venting that no longer meets code.

Furnace Repair FAQs — Evergreen
Our Evergreen furnace locks out during snowstorms. Why?
Snow covering the side-wall vent pipes is the most common cause. Clear them carefully. If it keeps happening, the terminations may need to be raised within the manufacturer's limits.
We bought a furnace online. Can it be installed at our elevation?
Only if it's converted for altitude and for your fuel type, using the manufacturer's high-altitude parts. Without that, it can overheat and produce carbon monoxide.
We ran out of propane. Can you relight the furnace?
Your propane supplier typically needs to leak-test the system first. Once that's done, if the furnace won't run, we'll diagnose it.
Does a furnace repair in Evergreen need a permit?
Jefferson County's mechanical form includes furnace repair and replacement. We'll tell you whether your repair requires a permit and pull it if it does.
