Furnace Repair in Lakewood
Lakewood went from about 19,000 residents in 1960 to nearly 93,000 by 1970, and it incorporated in 1969. Much of what we see on heating calls traces back to that era: houses built quickly in unincorporated Jefferson County, now running their third or fourth furnace on duct systems that were laid out more than half a century ago.
The house tells us what to look for
Roughly a third of homes here were built between 1940 and 1969, and almost half between 1970 and 1999. In the Eiber neighborhood, between Colfax, Wadsworth, 6th Avenue and Oak Street, many houses date to the 1940s and 1950s, when planned subdivisions went up for Remington Arms plant workers; some started life as converted orchard sheds or poultry houses. Furnaces in those homes are often squeezed into small utility closets or crawlspace-height basements, which makes venting, combustion air and service access the first things we check.
On the west side, Green Mountain Estates got its first residents in 1964 and grew to about 1,100 homes on the slope below William Frederick Hayden Park. These split-levels and ranches commonly have long duct runs to rooms at different levels, so a furnace may be running fine while the lower or upper level stays cold.
Newer communities like Solterra, near the hogback in west Lakewood, have larger homes with mostly higher-efficiency condensing furnaces. Those bring their own repair list: blocked condensate lines, failing condensate pumps, pressure-switch faults and vent terminations that ice up in a cold snap.

Lakewood Climate Note
Foothill location means stronger wind exposure (drains indoor humidity) and temperature swings up to 40°F in a single day. Dual-fuel heat pumps work especially well here.

Common furnace failures we find on these calls
On older 80% furnaces: worn hot-surface igniters, dirty flame sensors, failing inducer motors and limit switches that trip because of restricted return air. On condensing furnaces: condensate problems and pressure-switch lockouts. On anything over about 20 years old, we look carefully at the heat exchanger, since cracks there can let combustion gases into the airstream.
Elevation is part of it too. At about 5,656 feet, furnaces need to be set up for altitude, and manufacturers typically call for derating input around 4% per 1,000 feet. A furnace that was never adjusted, or was adjusted wrong, can run rich and soot up. We check gas pressure and burner setup and run a carbon monoxide and combustion safety test on every furnace visit.
How a repair visit works
We confirm the thermostat, filter, power and gas supply, then pull fault codes and test each part of the ignition sequence. You get an upfront flat-rate price before we start, the diagnostic is free when you go ahead with the repair, and there are no overtime fees for nights or weekends. Our trucks are stocked for Trane, Lennox, Carrier, Goodman, Bryant and Rheem, so most common repairs are done the same visit. We offer same-day appointments when the schedule allows and run 24/7 for emergencies.
Repair it or replace it?
For a 1950s ranch whose 25-year-old furnace has a cracked heat exchanger, replacement is the safe answer, and it's a good time to correct the return-air problems that likely shortened its life. For a 2000s condensing furnace in Solterra with a failed pressure switch or clogged drain, repair is almost always the right call.
If you do replace, the City of Lakewood's Planning and Public Works Department handles mechanical permits; its application covers furnace replacement and the work is inspected. Xcel Energy supplies both gas and electricity in Lakewood, so Xcel's rebate rules apply when you compare a new furnace with a heat pump or dual-fuel setup.

Furnace Repair FAQs — Lakewood
My Green Mountain home has one level that's always cold. Is the furnace failing?
Not necessarily. Split-levels on Green Mountain often have long duct runs to the lowest and highest levels. Closed dampers, disconnected ducts or a weak blower can leave one level cold while the furnace runs normally. We measure temperatures and airflow before replacing anything.
The furnace in my older Eiber-area house is in a tiny closet. Is that a problem?
It can be. Furnaces in tight closets need enough combustion air and proper venting. When they don't get it, they can roll flames out or produce carbon monoxide. We check combustion air, draft and CO on every visit.
My newer high-efficiency furnace shuts off in very cold weather. Why?
Condensing furnaces vent through plastic pipe and drain water. If the vent ices up or the condensate line freezes or clogs, the pressure switch shuts the furnace down. It's usually a straightforward repair.
Who issues furnace permits for Lakewood homes?
The City of Lakewood's Planning and Public Works Department. Its mechanical permit application covers furnace and AC replacement, and inspections are scheduled through the city.
