Seasonal HVAC Tune-Ups in Arvada

Arvada has two very different groups of heating and cooling systems: equipment in homes around the city's median build year of 1979, much of it on its second or third furnace, and nearly new systems in Candelas and Leyden Rock on the northwest edge. A tune-up looks for different things in each. Here is what we check in the fall and spring, and when to book.

What a fall furnace tune-up covers in an older Arvada house

In a late-1970s split-level or a postwar ranch near Olde Town, the furnace has usually been replaced at least once, but the ducts, gas line, and flue are often original. The fall visit starts with the parts that age quietly: we inspect the vent connector and its slope to the chimney or liner, check the draft, look at the flame pattern, and test for carbon monoxide at the flue and in the living space. We clean the flame sensor, check the igniter, measure temperature rise across the heat exchanger, and confirm the high-limit switch opens when it should.

Older return-air paths are a frequent finding. A single central return in a finished basement, or a return grille blocked by furniture, raises static pressure and makes a furnace run hot. We measure it and tell you what we see rather than guessing.

Arvada Climate Note

Arvada sits at about 5,525 ft, and West Arvada climbs higher toward the foothills — equipment derates more, and winters are colder. Dry winter air is even drier here.

Altitude and combustion at 5,500 feet

Manufacturers derate gas furnaces about 4 percent per 1,000 feet, which works out to roughly 22 percent at Arvada's elevation. A furnace that was never set up for altitude, or one whose orifices were swapped during a past repair, can burn rich and produce more carbon monoxide. During the tune-up we check manifold gas pressure against the rating plate and the high-altitude instructions and, where the burner design allows, read combustion with an analyzer.

Construction dust in Candelas and Leyden Rock

Both northwest communities are still filling in, and graded lots and open land next to Rocky Flats National Wildlife Refuge put a lot of fine dust in the air. That dust ends up on the filter, the blower wheel, and the outdoor coil. On a newer system the spring AC visit usually matters more than the fall one: we wash the condenser coil from the inside out, check the evaporator coil and condensate drain, verify refrigerant charge by subcooling or superheat, and test the capacitor and contactor.

If you are still within the first couple of years, keep the invoice. A dated service record shows the system has been looked after if you ever need a warranty claim.

When to book in Arvada

Denver's official records put the average first freeze around October 7, and the first 90-degree day around June 10. Booking a furnace tune-up in September and an AC tune-up in April or May keeps you ahead of the first cold night and the first hot week, when everyone calls at once. Our full Colorado tune-up checklist lists what to expect on each visit.

Seasonal HVAC Tune-Ups FAQs — Arvada

My Candelas home is two years old. Does the builder's HVAC need a tune-up yet?

Yes. New-construction dust loads filters and coils fast, and condensate drains in new homes sometimes have debris from the build. An annual check also confirms the equipment was registered with the manufacturer, which on many brands has to happen within 60 days of closing to get the longer parts warranty.

Do you test for carbon monoxide on every furnace tune-up?

Yes. We test at the flue and in the living space and check that you have working CO alarms. Colorado law calls for an alarm within 15 feet of each bedroom entrance in homes with fuel-fired appliances when a home is sold or a permitted appliance replacement is done.

What filter should I use near the Rocky Flats open space?

Most Arvada systems run fine on a pleated MERV 8 to MERV 11 filter checked monthly in dusty months. A higher MERV filter traps more but can restrict airflow on a small return, so we check static pressure before recommending one.

Can a tune-up catch a cracked heat exchanger?

We inspect what is visible and watch for warning signs such as flame rollout, a disturbed flame when the blower starts, and elevated CO readings. If anything points to a crack, we stop, explain, and show you.
