Seasonal HVAC Tune-Ups in Broomfield

More than half of Broomfield's homes were built in 2000 or later, many in Anthem Highlands and other two-story subdivisions, while Broomfield Heights dates to the 1950s. Strong downslope winds off the foothills and dry air are the local twists. Our seasonal tune-ups account for both the newer and older housing.

Newer two-story homes: airflow and zoning

Many post-2000 homes have one furnace and one AC serving two or three floors, sometimes with a zoning panel and motorized dampers. A spring tune-up checks that dampers open and close on command and that the upstairs supply registers are getting their share of air. We measure temperature split across the indoor coil and total static pressure, which is where an undersized return or a clogged filter shows up.

If the upstairs still runs hot after the system checks out, we will tell you what we found in the ductwork rather than recommending bigger equipment.

Broomfield Climate Note

Broomfield sits at 5,348 ft on open prairie with significant wind exposure. Sealed-combustion equipment and properly weighted vents are critical for reliable winter operation.

Wind: vents, panels and outdoor units

Downslope wind events around Rocky Flats can loosen sidewall vent terminations, blow debris into intake pipes, and shift outdoor units off their pads. In the fall we inspect the furnace intake and exhaust outside, check access panels for a tight seal, and confirm the condenser is level. An unsealed blower door can let a furnace pull air from around itself, so we treat that as a safety item.

Older homes in Broomfield Heights

The 1950s first filing has smaller mechanical spaces and furnaces that may vent through a shared metal flue with the water heater. When one appliance has been replaced, the shared vent sometimes no longer suits both. We check draft, look at the vent connector, and test for carbon monoxide at both appliances. The furnace also gets a gas pressure check against the high-altitude table; at about 5,350 feet, that means a derate of roughly 21 percent.

Dry air and humidifiers

Average relative humidity here is under 50 percent year-round, and much lower indoors in winter. Bypass humidifiers mounted on the furnace need their water panel replaced and the drain line checked each fall. A stuck solenoid that drips water into the furnace is one of the more common problems we find.

What we test on every visit

Every fall visit includes a carbon monoxide test at the furnace and in the house, a check for working CO alarms near bedrooms, flame and burner inspection, igniter and flame sensor service, temperature rise, and a safety-control test. Every spring visit includes a coil cleaning, refrigerant pressure and temperature readings, electrical testing, and a drain check. You get written findings, and any repair is priced in writing before we start.

Timing and paperwork

Schedule the furnace visit in September, before the early-October freeze typical of Denver-area records, and the AC visit by May. If your system is newer, keep the tune-up invoice with your manufacturer registration: brands such as Trane give a longer parts warranty only when the equipment is registered within 60 days of installation. Our Colorado tune-up checklist lists every step.

Seasonal HVAC Tune-Ups FAQs — Broomfield

Will a tune-up fix my hot upstairs bedrooms?

Sometimes. Dirty filters, low refrigerant charge, or a stuck zone damper cause uneven temperatures and are fixed during a tune-up. If the problem is duct design, we will explain what would actually help.

How do strong winds affect my furnace?

Wind can loosen or block vent terminations and push air into poorly sealed cabinets. We check the outside terminations and test for carbon monoxide each fall.

Does Broomfield require anything for a tune-up?

No permit is needed for routine maintenance. Permits from the Broomfield Building Division apply when equipment is replaced.

When should I book if my system is a heat pump?

Heat pumps run in both seasons, so one thorough visit in spring or early fall covers the outdoor unit, defrost controls, refrigerant charge, and backup heat. Many owners still prefer two shorter visits, timed before the heating and cooling seasons.

I just bought a home in Anthem. How do I know if the HVAC is registered?

Check with the manufacturer using the model and serial numbers, or ask us to help during the tune-up. If it was never registered, the base warranty may be shorter.
