Seasonal HVAC Tune-Ups in Lakewood

Lakewood's median home dates to about 1977, but the range is wide: 1940s and 1950s brick ranches in Eiber, Green Mountain homes built from 1964 on, newer houses in Solterra, and a large share of townhomes and apartments. Seasonal maintenance looks different in each, and so do the problems we catch.

Brick ranches in Eiber and east Lakewood

Postwar ranches usually have the furnace in a small basement or utility closet, often next to a gas water heater on a shared vent. In the fall we test draft and carbon monoxide at both appliances, inspect vent connectors for corrosion, and confirm there is enough combustion air in a closet that may have been finished around the furnace. We also clean the flame sensor, check the igniter, and measure temperature rise, which tells us whether the original small returns are restricting the blower.

Central air in these homes was usually added later. A coil sitting on top of a furnace with undersized ducts is sensitive to a dirty filter, so spring service includes a static pressure reading along with the coil cleaning.

Lakewood Climate Note

Foothill location means stronger wind exposure (drains indoor humidity) and temperature swings up to 40°F in a single day. Dual-fuel heat pumps work especially well here.

Green Mountain: wind and hillside exposure

Homes on the slopes of Green Mountain take more wind than the flats below. Wind can loosen sidewall vent terminations and push debris into intake pipes on condensing furnaces. Each fall we check those terminations from the outside and make sure the furnace's air intake is not drawing from a spot where leaves or snow pile up.

Cottonwood fluff and hail on condensers

Cottonwoods grow along Lakewood's creeks and parks, and their seed fluff mats onto condenser coils in late spring. From outside, the coil can look clean while the fins behind the fluff are packed. We clean from the inside out with the fan removed, then measure refrigerant pressures and temperatures. Spring storms also bring hail, and we inspect fins and fan guards and photograph damage you may want to report to your insurer.

What you receive after a Lakewood tune-up

You get the readings we took, what we cleaned or adjusted, and anything that needs attention, written down and priced before any repair. For older Lakewood homes, we also note the age and refrigerant type of each unit, so a future replacement can be planned for spring or fall rather than forced during a heat wave or a cold snap.

Townhomes and attached homes

In townhomes, furnaces are often in small closets and outdoor units sit close together on shared pads or rooftops. Tight clearances between condensers cause them to recirculate each other's hot air. We check clearances, clean each coil, and confirm the condensate drain from an upstairs or closet furnace runs where it should. Ask your HOA whether you or the association is responsible for the outdoor unit before scheduling.

Altitude, CO alarms and newer homes

At about 5,660 feet, furnaces should run roughly 22 percent below their sea-level rating, and we check gas pressure against the manufacturer's table on every visit. We also check that CO alarms are within 15 feet of bedrooms. In Solterra and other newer areas, construction dust and warranty registration are the main concerns; many brands require registration within 60 days for the longer parts warranty. Book heating service in September and cooling service in April or May, and see our full tune-up checklist for every item.

Seasonal HVAC Tune-Ups FAQs — Lakewood

When should I schedule a tune-up in Lakewood?

Book the furnace in September, before the early-October first freeze typical of Denver-area records, and the AC in April or May, before the first 90-degree stretch.

My townhome furnace is in a closet. Is that safe?

It can be, if the closet provides enough combustion air or the furnace uses sealed combustion. We check this on every fall visit and test for carbon monoxide.

How do I keep cottonwood off my AC?

Rinsing the coil gently from the outside after the fluff falls helps. A full inside-out cleaning during the spring tune-up removes what is packed in.

Does a tune-up include the humidifier?

Yes. Each fall we replace or clean the water panel, check the valve and drain, and look for rust or mineral trails inside the furnace cabinet that point to a leak.

Can you tell if my water heater is backdrafting?

Yes. We test draft at gas water heaters that share a vent with the furnace during the fall tune-up.
