Air Conditioner Repair in Edgewater
Most Edgewater homes were built long before central air was common, and their ductwork shows it. Newer infill houses face the opposite challenge: big rooms, second floors and attic equipment. Whichever you have, we find what's limiting the cooling and fix it at a flat rate.
Cooling a bungalow that wasn't built for AC
Mid-century ranches and Craftsman-accented bungalows in Edgewater were typically built with heating ducts only, and central air was added later. Cooling needs more airflow than heating, so the result is often a system that runs constantly, freezes its evaporator coil on hot afternoons, and leaves rooms at the end of long duct runs warm. Adding a return or upsizing a few runs can make a large difference.
In homes without usable ducts, a ductless mini-split is often the cleanest way to cool. Mini-splits have their own service needs: dirty filters and coils in the indoor heads, drain lines that clog, and line-set connections that can leak. Cleaning the washable filters in each indoor head every few weeks during summer keeps capacity up and the coils from icing.

Edgewater Climate Note
At about 5,368 feet, gas furnaces need altitude setup and AC loses a little capacity. Front Range summer hail and dry winters are the main seasonal stresses.
Older condensers and R-22
Many condensers installed in the 1990s and 2000s still use R-22. EPA does not require you to replace them, and parts like capacitors, contactors and fan motors can be swapped normally. But new R-22 is no longer produced or imported, so recharging a leaking system is costly. We locate a leak before suggesting refrigerant.
New two-story homes and attic equipment
Larger new homes often put the air handler in the attic or split cooling into zones. Upstairs rooms catch the afternoon sun, and attic ducts that come loose or lose insulation dump cool air into a hot space. A clogged condensate drain on an attic unit can trip the float switch or leak through the ceiling, so it's one of the first things we check. Before assuming the system is undersized, we measure how much air the upstairs rooms actually get and how much makes it back through the returns, since too little return air upstairs is one of the most common reasons a second floor stays warm.
Hail, altitude and the repair visit
Edgewater sits in the Front Range's Hail Alley, where elevation gives hailstones less time to melt. Flattened condenser fins choke airflow and raise pressures. At about 5,368 feet, thinner air also trims capacity a little; ACCA guidance uses a correction of about 0.92 at 5,000 feet for a dry coil.
On every call we check the thermostat, breaker and disconnect, test the capacitor, contactor, fan motor and compressor, read refrigerant pressures with superheat or subcooling, and inspect the indoor coil and drain. You get a flat-rate price before work begins, the diagnostic is free with the repair, and there are no overtime fees. Same-day visits are common when the day's route has room.
Repair or replace
Electrical parts and fan motors are worth replacing on nearly any condenser. A dead compressor or leaking coil on an older R-22 system usually points to replacement. When the house has never cooled evenly, replacement is also the time to fix ducts or add a mini-split for problem rooms. A heat pump is worth pricing alongside a standard AC, since regional and utility programs have offered rebates on qualifying heat pumps. We'll confirm the City of Edgewater's permit requirements for the specific work and file through Community Core.

Air Conditioner Repair FAQs — Edgewater
Can we get central air in our Edgewater bungalow?
If the house has heating ducts, we check whether they can carry enough air for cooling. If not, a ductless mini-split is often the better option, and it can serve just the rooms that need it.
Our AC coil keeps freezing. Why?
Usually low airflow from a dirty filter, a small return or undersized ducts, or low refrigerant from a leak. We measure both before recommending a fix.
Our mini-split head is dripping water. What causes that?
A clogged drain line or a dirty coil and filter are the usual causes. Clean the filters, then call us if it continues. We'll clear the drain and check the line set and refrigerant charge.
Is our R-22 AC still worth repairing?
Electrical parts and fan motors, yes. If it's leaking refrigerant, replacement is often the better value because R-22 is no longer produced.
The upstairs of our new house is hot. Is the AC undersized?
Not necessarily. Attic duct leaks, too little return air upstairs and zone settings are common causes. We check those first.
