Furnace Repair in Edgewater
Edgewater packs about a hundred years of houses into one square mile, from Craftsman-accented bungalows to new homes over 3,000 square feet. The furnace problems are just as varied. We start every call with a carbon monoxide test, then work out whether the issue is the furnace, the venting or the ducts.
Small basements, old chimneys
Many Edgewater bungalows and ranches have compact basements or crawlspaces where the furnace sits close to the water heater, storage and laundry. A furnace in a tight space needs combustion air and clearance, and a basement finished over the years can quietly cut off the air an older furnace was designed to draw.
Chimneys are the other weak spot. When an old furnace that vented into a masonry chimney was replaced with a high-efficiency unit venting through PVC, the water heater may have been left alone in a chimney too large for it. That can cause poor draft and backdrafting. Mid-efficiency furnaces that still use the chimney need an intact liner. We check draft and carbon monoxide on these setups every time.

Edgewater Climate Note
At about 5,368 feet, gas furnaces need altitude setup and AC loses a little capacity. Front Range summer hail and dry winters are the main seasonal stresses.
Ducts that were built for a different furnace
Original ductwork in mid-century houses was often small, with few returns. A newer furnace pushing through those ducts can run at high static pressure, overheat and trip its limit switch, or burn out a blower motor early. When the back bedroom is always cold, the cause is usually airflow, and we measure it before suggesting any new equipment.
New infill homes have different failures
Newer, larger homes in Edgewater usually have condensing furnaces vented with PVC, sometimes in an attic or a second-floor closet, and often with two-stage or variable-speed equipment and communicating controls. Their common problems are condensate traps and drains, blocked vent terminations, pressure switch faults and control board errors. Reading the control's stored fault history is the fastest way to the cause. Attic and upper-floor furnaces also need a working secondary drain pan or float switch, because a condensate backup there can stain ceilings below before anyone notices.
Our repair process
After the carbon monoxide and combustion safety check, we read fault codes and test the igniter, flame sensor, inducer, pressure switch, limit switches, blower and capacitor. We measure gas pressure and temperature rise; manufacturers require input to drop about 4 percent per 1,000 feet above 2,000 feet, roughly a 21 percent derate at about 5,368 feet, and an unadjusted furnace can overheat and make carbon monoxide. You get a flat-rate price before we start, the diagnostic is free with the repair, and there are no overtime fees. We carry common parts for Trane, Lennox, Carrier, Goodman, Bryant and Rheem.
Edgewater permits and the replace decision
Edgewater requires a permit for furnace, boiler and water heater installations and replacements, and for converting from electric to gas heat. Applications go through the city's Community Core system online, and Community Development can confirm a permit and its inspections. We handle the permit for any replacement we install.
Repair is usually the right call for a single failed part on a sound furnace. Replacement makes sense for a cracked heat exchanger, a furnace past about 20 years with repeated failures, or a house where a new furnace and some duct work would finally fix uneven heat.

Furnace Repair FAQs — Edgewater
Our water heater started smelling after we replaced the furnace. Is that related?
It may be. If the water heater now vents alone into an oversized chimney, it may not draft properly. Turn it off if you smell exhaust and have the draft and CO tested.
Does Edgewater require a permit to convert from electric heat to gas?
Yes. Electric-to-gas conversions require a city permit, along with furnace, boiler and water heater replacements.
Our bungalow's back bedroom never gets warm. Can that be fixed?
Usually. Long or undersized duct runs and missing returns are common in older homes. We measure airflow and suggest the simplest fix first.
Our furnace has a humidifier that hasn't worked in years. Should we fix it?
Colorado winters are dry, so a working humidifier can make a home more comfortable. We check the water valve, pad, drain and control, and we make sure it isn't leaking into the furnace cabinet, which can rust the heat exchanger area.
Can you fix a furnace in the attic of a new house?
Yes. Attic furnaces in newer homes commonly fail on condensate drains or vent issues, and we test those first.
