Furnace Installation & Replacement in Edgewater
Edgewater is about one square mile of mid-century ranches and bungalows, a few older homes awaiting renovation, and a growing number of large new builds. The city requires a permit for furnace and boiler replacements and for converting electric heat to gas, so the paperwork is part of every job. Here is how we plan an Edgewater furnace installation.
Bungalows and ranches with original ducts
Edgewater's older homes often have furnaces in small basements or utility closets, with ductwork from the original build. Craftsman-style bungalows sometimes have rooms with no return air at all. When we replace the furnace, we check that the return path can feed the new blower and that each room gets air. Fixing a missing return during a replacement costs far less than coming back for it later.
Access is the other issue. Some Edgewater basements are reached by narrow stairs, and some furnaces sit in closets barely wider than the cabinet. We measure the path and the space during the estimate, so the new unit fits the opening and still leaves room to change the filter and service the burners. If the old furnace shares a closet with the water heater, we keep both clearances in mind.

Edgewater Climate Note
At about 5,368 feet, gas furnaces need altitude setup and AC loses a little capacity. Front Range summer hail and dry winters are the main seasonal stresses.
Renovations and new construction
Some Edgewater buyers gut older houses and add space. If you're expanding, size the furnace for the finished house, not the one you bought. The new builds over 3,000 square feet are a different case: they're tight, often two or three stories, and a single furnace may need zoning to keep the top floor comfortable. A Manual J for each level tells us whether one variable-speed furnace with zones is enough or whether a second system is warranted.
Thinking about switching from electric to gas?
Edgewater specifically lists electric-to-gas conversions as permitted work. If your home has electric baseboard or an electric furnace, adding gas means a new gas line, a meter if there isn't one, venting and a furnace. Before going that route, compare it with a heat pump, which can use your existing electric service and adds cooling. Our heat pump vs. furnace guide walks through the trade-offs.
Altitude and the NOx standard
At 5,368 feet, a gas furnace delivers about 79% of its sea-level input after its high-altitude conversion. That conversion includes orifices and manifold pressure from the manufacturer's table and, on many models, a high-altitude pressure switch; we don't leave it to chance.
Since January 1, 2026, gas furnaces sold in Colorado must meet 14 ng/J NOx or the latest ENERGY STAR version. An ultra-low NOx 80% furnace can reuse a metal B-vent or lined chimney. A 97% condensing furnace needs PVC venting and a drain; in a small bungalow basement, we confirm both before quoting.
Permit through Community Core
Edgewater's Community Development department takes permit applications online through Community Core, and we submit ours there and schedule the inspection. Plan for the inspector to look at the gas connection, venting, combustion air and clearances, so we leave the work area accessible until it passes. A utility directory lists Xcel Energy as the gas and electric provider for Edgewater; if your bill shows Xcel for electricity, its heat pump rebates may apply alongside Colorado's $1,000 credit and Power Ahead Colorado's $1,500 rebate.

Furnace Installation FAQs — Edgewater
Does Edgewater require a permit to replace a furnace?
Yes. Furnace, boiler and water heater replacements, plus electric-to-gas conversions, all need a permit. We apply through Community Core.
Is converting my electric heat to gas worth it?
Sometimes, but a heat pump often costs less to install and adds AC. We can quote both.
My bungalow's back bedroom is always cold. Will a new furnace help?
Not unless the duct and return to that room are fixed too. We check airflow room by room during the estimate.
Is a new furnace set up for altitude automatically?
No. It has to be converted with the correct orifices and pressure for about 5,400 feet. We do that on every install.
