AC Installation & Replacement in Edgewater
Edgewater is a one-square-mile city where mid-century ranches and Craftsman-trimmed bungalows now stand next to new homes of 3,000 square feet or more. Cooling those two kinds of houses is a different job, and we size and quote each one separately. Every install includes a Manual J, the city permit and a written price.
Small homes: first-time AC without tearing up the house
Many of the city's older bungalows and ranches have a basement furnace and a modest duct system that has never carried cold air. Adding central air there means a new coil on the furnace, a condenser outside and a line set and drain between them. Small homes can be easy wins, but bedrooms at the end of a long duct run, or a finished attic with no return, are where comfort problems show up.
Where ducts simply do not reach, a ductless head in a bedroom or attic room is often cheaper and more effective than extending ductwork through finished plaster. We may recommend a mix: central air for the main floor and a ductless unit for the converted attic.

Edgewater Climate Note
At about 5,368 feet, gas furnaces need altitude setup and AC loses a little capacity. Front Range summer hail and dry winters are the main seasonal stresses.
Large new builds: two systems or one?
The newer houses replacing older stock are often tall, with big windows and open floor plans. A three-story home with a roof deck needs a different plan from a 900-square-foot bungalow next door. These homes typically get two systems split by floor or one variable-speed system with zoning. If you are building, ask for the load calculation early so the duct design and equipment locations work before drywall goes up.
Placement on tight Edgewater lots
Lots here are narrow, and side yards are often just wide enough for a walkway. A condenser needs clearance on all sides for airflow and service, and it should not discharge hot air straight into a neighbor's window. We look at rear placements and, on new builds, roof or deck mounts with proper access. Hail is a fact of life on the Front Range, so exposed units are worth protecting.
Electrical capacity matters too. Some older homes still have 60- or 100-amp service. We read the new equipment's minimum circuit ampacity against your panel and tell you up front if a panel or service upgrade is needed.
Permits through Community Development
City of Edgewater Community Development handles permits, which are applied for online through Community Core. Equipment installation and replacement require a permit, and we submit the application and arrange the inspection. A permitted install also gives you a clean record when you sell, which matters in a city where so many homes are being renovated or rebuilt.
As for equipment, nothing below 13.4 SEER2 can be installed as a new split AC in Colorado. Condensers made since 2025 also run on R-454B or R-32, so a leftover R-22 or R-410A coil in the basement gets pulled and replaced with a matched one.
Sizing, utilities and heat pumps
Edgewater sits around 5,368 feet, where thinner air reduces a coil's dry capacity by roughly 8 percent compared with sea level, per the industry figure cited by ACHR News. A Manual J accounts for that alongside window area, insulation and orientation, so the system is neither undersized nor short-cycling.
Electricity and gas both appear under Xcel Energy in a utility directory for Edgewater, which your bill will confirm. With one utility on both sides, the math on a heat pump is straightforward: it replaces the AC outright and offsets part of the winter gas bill. For an existing home, the incentives stack this way in 2026: Colorado's air-source credit of $1,000, with no less than $333 handed to you as a discount by the contractor who claims it, and DRCOG's Power Ahead Colorado rebate of $1,500 on cold-climate models, which has to be lodged before installation. There is no longer a federal 25C credit, and Xcel posted new rebate amounts on October 1, 2026. Our altitude sizing guide explains how we size.

Air Conditioning Installation FAQs — Edgewater
Can a small Edgewater bungalow use its existing ductwork for AC?
Often, after checking the return size and blower capacity. Rooms the ducts do not reach can get a ductless head.
Does Edgewater require a permit for AC installation?
Yes. Permits go through Community Development's online Community Core system, and we handle the application and inspection.
I'm building a new home in Edgewater. When should HVAC be designed?
Before framing is finished. A load calculation and duct design early on avoid compromises later.
Do Power Ahead rebates apply to new construction?
No. Power Ahead Colorado covers heat pumps in existing homes, not homes under construction.
