Furnace Installation & Replacement in Lakewood

Lakewood's median home was built around 1977, and nearly a third of its houses date from 1940 to 1969. That puts a lot of the city on its third or fourth furnace, usually still attached to the original ducts and flue. A replacement is a chance to correct what earlier swaps carried forward.

Postwar brick ranches in Eiber

Eiber's 1940s and 1950s brick ranches typically have a basement or utility-room furnace venting with the water heater into a masonry chimney or a metal flue. Earlier replacements often reused that vent with each new 80% furnace. Today the options are an ultra-low NOx 80% furnace on a chimney that is inspected and lined if needed, or a condensing furnace that vents through PVC and leaves the water heater alone on the chimney. In that second case, the water heater's vent must be sized for one appliance, which commonly means a liner. We price that up front, along with any patching where an old flue connection is abandoned.

These houses are small, and many have had insulation and window upgrades. A Manual J often calls for a smaller furnace than the one being removed.

Lakewood Climate Note

Foothill location means stronger wind exposure (drains indoor humidity) and temperature swings up to 40°F in a single day. Dual-fuel heat pumps work especially well here.

Green Mountain and the 1970s to 1990s stock

Green Mountain Estates began in 1964 and grew through the following decades, and about 48% of Lakewood's housing was built from 1970 to 1999. Split-levels and two-stories on the slopes often have long duct runs to the upper rooms and too little return air. Furnaces from 2000s replacements are now 20 years old. When we replace one, we check static pressure and returns so the new furnace isn't fighting the ductwork.

Solterra and newer west Lakewood

Solterra's newer homes mostly have condensing furnaces on PVC, and replacements there are uncommon. When one is needed, we confirm the vent size and length fit the new model and replace the condensate trap and line.

Altitude and the 2026 NOx rule

At about 5,656 feet, furnaces lose about 23% of their sea-level rating. A 60,000 Btu/h input furnace becomes about 46,000 after high-altitude setup, which is often enough for an Eiber ranch. We set orifices and gas pressure to the manufacturer's high-altitude table and verify combustion.

Under the NOx limits that began January 1, 2026, the only new gas furnaces that can be sold in Colorado are ultra-low NOx models (14 ng/J or less) and those certified to the newest ENERGY STAR spec, which moved to 97% AFUE on July 31, 2026. We name the compliance path on every Lakewood quote. Our NOx guide explains the background.

Permit, utility and alternatives

Lakewood's Planning and Public Works Department issues the mechanical permit for a furnace replacement from Civic Center North at 470 S. Allison Parkway, and we file it and schedule the inspection. Xcel Energy supplies gas and electricity. A rebate tracker reports Xcel ended gas furnace rebates on January 1, 2026, so we check before quoting any.

If the AC is aging too, compare a cold-climate heat pump or dual fuel. The state's 2026 heat pump tax credit is worth $1,000 for air-source systems, Power Ahead Colorado adds $1,500 for cold-climate units, and Xcel's heat pump rebates changed October 1, 2026. Don't plan on the federal 25C credit; it ended for systems placed in service after 2025. Our heat pump vs. furnace guide covers running costs.

Furnace Installation FAQs — Lakewood

My Eiber ranch has a 100,000 Btu furnace. Is that too big?

Quite possibly. Many small postwar houses need much less after insulation upgrades. The Manual J will tell us, and a right-sized furnace runs longer, quieter cycles.

Will a condensing furnace work in my basement?

Usually. It needs a PVC route to an outside wall or the roof and a place for condensate to drain, either a floor drain or a small pump.

Do I need a chimney liner?

Only if a gas appliance will still vent into the chimney and the existing flue isn't the right size or condition for it. We inspect before quoting.

Where is the permit issued?

Through the city's Planning and Public Works Department. We handle the application and inspection.

How long does a furnace replacement take in Lakewood?

A straight swap on existing venting is usually a one-day job. Converting an older home to a condensing furnace with new PVC, a drain and a resized water heater vent can take longer, and we tell you the schedule in the written quote.
