Furnace Repair in Denver
Denver's houses span more than a century, from brick Denver Squares built around the turn of the 20th century to postwar homes and new construction, and the furnace problems change with each era. A converted heating system in a 1905 foursquare fails differently from an original furnace in a 1950s Harvey Park house or a high-efficiency unit in a home built after 2000. We repair gas furnaces in all of them.
Furnaces in Denver's oldest houses
About one in six homes in the city was built before 1940. The two-story brick Denver Square, based on a plan published in the city in 1895, typically started with a large basement furnace or boiler that heated by natural convection, with no blower at all. Most have since been converted to forced air, with supply ducts squeezed through closets and floor cavities and too few return paths. Those conversions are behind a lot of short-cycling, noisy airflow, and second floors that never heat evenly.
Older basements also hold surprises: abandoned gravity ducts, old pipe and duct insulation that may contain asbestos, and gas piping that has been extended many times. We do not disturb suspect insulation, and if it is in the way of a repair, we will tell you before going further. We also check that the furnace has enough combustion air in basements that have been finished around it.

Denver Climate Note
Mile High elevation (5,280 ft) means HVAC equipment derates and combustion needs altitude tuning. Dry winter air drops indoor RH below 15% — humidifiers strongly recommended.

Postwar homes and newer construction
The city built more than 16,000 single-family homes in the 1940s alone, many of them modest Minimal Traditional houses in neighborhoods such as Harvey Park, Athmar Park, Westwood, North Park Hill, and Montclair. In these homes the furnace is usually in a small basement or utility room and has been replaced at least once. Common failures are worn igniters and flame sensors, inducer motors, blower capacitors, and limit trips caused by restrictive original returns.
Nearly a third of the city's housing has been built since 2000, including large areas like the former Stapleton airport site. Those homes have condensing furnaces that are reaching the age where control boards, inducer motors, and condensate traps start to fail. A clogged condensate trap or drain is one of the most common reasons a newer furnace shuts down with a pressure switch error.
Mile-high setup and safety testing
At 5,280 feet, furnaces here must be set up for altitude. Manufacturers call for derating gas input about 4 percent per 1,000 feet, roughly 21 percent here, and a high-altitude pressure switch above 4,000 feet. We confirm gas pressure and orifice sizing when diagnosing overheating or lockouts, and every furnace call includes a carbon monoxide and combustion safety test.
We read control board fault codes, measure temperature rise and static pressure, and inspect the heat exchanger, burners, and venting. You get an upfront flat-rate price before work begins, and the diagnostic is free when you go ahead with the repair. Emergency service is available 24/7 without overtime fees, and our stocked trucks cover Trane, Lennox, Carrier, Goodman, Bryant, Rheem, and other major brands.
Should you repair or replace?
Single-part failures on a sound furnace are worth repairing. A cracked heat exchanger, a furnace past 20 years with repeated failures, or an old conversion that never heated the house well are the cases where replacement deserves a look. In older homes, replacement is also the moment to fix return air and duct problems that a new furnace alone will not solve.
Denver's Community Planning and Development department administers the city's building codes and permits. Xcel Energy provides gas and electricity in the city. Xcel's furnace rebate applies to 95 percent AFUE or higher units replacing a non-condensing furnace, installed by a participating contractor. If you are considering a heat pump instead of, or alongside, a new furnace, Denver has run its own Climate Action Rebates for heat pumps that could be combined with Xcel incentives, so check what is currently open before deciding.

Furnace Repair FAQs — Denver
My Denver Square has radiators in some rooms and ducts in others. Can you work on it?
We repair the forced-air furnace and its controls. Many older foursquares were converted from boiler or gravity heat, and some keep parts of both systems. If the problem is in a boiler or radiators, we will tell you so you can call the right specialist.
Is there asbestos around my old basement furnace?
It is possible in homes this old. Some older duct and pipe insulation contained asbestos. We do not disturb suspect material, and we will tell you if it needs to be tested before a repair can proceed.
Does Denver require me to replace my gas furnace with a heat pump?
As reported in 2023, Denver's gas-equipment electrification rules applied to commercial and larger multifamily buildings, not single-family homes. Rules can change, so confirm current requirements with the city before replacing equipment.
My newer furnace shows a pressure switch error. What is the usual cause?
On condensing furnaces in post-2000 homes, the most common causes are a clogged condensate trap or drain, a blocked intake or exhaust pipe, or a failing inducer motor. We test each one.
