Seasonal HVAC Tune-Ups in Fort Lupton
Fort Lupton is a Weld County farm town incorporated in 1890, at about 4,900 feet, among the lowest elevations in the metro area. Its population nearly doubled in the 1970s and kept growing, so the city has older homes near Denver Avenue, a large group of 1970s houses, and newer subdivisions on the edges. Each group brings different priorities to a seasonal visit.
Older homes near downtown
Houses near downtown Fort Lupton may have had several heating systems over the years. We often find a newer furnace connected to old ductwork, a water heater venting into a chimney by itself, and gas lines that were extended more than once. The fall tune-up checks draft and CO at each gas appliance, inspects the vent connector and chimney entry, and looks for uncoated older flexible gas connectors that should be replaced. We also clean the flame sensor, check the igniter and inducer, and inspect the heat exchanger.

1970s homes: equipment and ducts
Fort Lupton went from about 2,500 to 4,250 residents between 1970 and 1980, so many homes date from that decade. If your furnace is the original or a 1990s replacement, the heat exchanger inspection matters most. These houses often have ducts in a crawlspace, where joints separate and insulation falls away. We look at what we can reach and tell you if heat is going under the house. Gas input should run about 20 percent below the nameplate at this elevation; we check pressure to confirm it.
Rural properties and propane
Some homes outside the city limits heat with propane. A propane furnace needs propane orifices and the right regulator pressure, and we check both along with flame quality, CO and the appliance connector. The tank, its regulator and the supply line are your propane supplier's responsibility; ask them to inspect those, and keep the tank area clear of weeds and snow.
Field dust, wind and hail
Harvest season, unpaved roads and wind off open fields send fine dust into outdoor units and return grilles. A spring tune-up cleans the condenser coil thoroughly, checks refrigerant readings, tests the capacitor and contactor, and inspects electrical connections. We also check for hail damage, a regular event on the northeast plains. Inside, we inspect the evaporator coil, which can mat with dust if filters are not changed often. In dusty months, check filters every few weeks.
Evaporative coolers and dry air
Plenty of Fort Lupton homes still cool with an evaporative cooler, which works well in dry Colorado air. A spring start-up replaces the pads, cleans the reservoir, checks the pump, float and belt, and confirms water is not leaking onto the roof. In fall the cooler should be drained, the water line shut off and blown out so it does not freeze, and the vent or damper closed so heated air does not escape all winter. Winter air in Fort Lupton is dry too, so a furnace humidifier, if you have one, needs a new pad and a clear drain at the same visit.
Newer subdivisions
Homes built in the 2000s and later typically have high-efficiency furnaces with PVC vents and condensate drains. We clear the trap, check the drain line and inspect the intake and exhaust terminations, which can be blocked by snowdrifts or grass. Newer equipment should also be registered with the manufacturer; Trane and Lennox give owners 60 days after installation. We record serial numbers so you can confirm.
Permits, CO alarms and timing
Tune-ups need no permit. Replacements go through the City of Fort Lupton Building Department, with plan review and inspections by SAFEbuilt. Colorado law requires a CO alarm within 15 feet of each sleeping room entrance when a home with gas appliances is sold or a permitted gas appliance is replaced. Schedule furnace service in September and AC service in April or May. Our HVAC tune-up checklist for Colorado describes every step.
