Ductless Mini-Split Installation in Morrison

The Town of Morrison counted just 396 residents in 2020, yet its 80465 ZIP covers around 5,000 addresses spread through the canyons and hills around it, at elevations starting near 6,368 feet. Many of those homes have no gas main, sit on steep lots, and were built before anyone expected central air, which makes them natural candidates for ductless heat pumps.

Canyon and foothills homes

In Morrison's foothills, mid-century houses in Turkey Creek Canyon, Mount Vernon Canyon and around Red Rocks Ranch and Willow Springs often heat with a single furnace or stove and have no cooling at all. Summers at this elevation are mild, but west-facing rooms and lofts still overheat. A two- or three-zone mini-split covers the main living space and bedrooms, gives efficient heat for most of the year, and leaves the existing heater for the coldest nights. If that existing heat is propane or electric resistance, the mini-split usually costs less to run in mild weather.

Our mini-split guide for older homes walks through head choices.

Morrison Climate Note

Downtown Morrison is about 6,368 feet, and homes up the canyons sit higher. Furnaces need a larger altitude derate than on the plains, and creek-side homes deal with basement moisture.

Steep lots and long line sets

Canyon lots rarely offer a flat, convenient pad next to the house. Wall brackets on a sheltered wall, or a stand on a small gravel pad cut into the slope, are common solutions. Manufacturers cap both the total piping run and the vertical rise from condenser to head, and on a multi-level hillside house those limits can decide which rooms a single outdoor unit can serve. We measure those runs on the site visit rather than guessing from photos.

Bear Creek and the floodplain

Bear Creek has flooded through town before, and homes along the creek corridor deal with moisture risk. Inside town limits, work in a mapped flood area falls under the town's floodplain permit checklist. Outdoor units in those areas should sit above the expected flood elevation on a raised stand, with the electrical disconnect mounted high as well. Wall-mounted heads keep the indoor equipment off basement floors that could take on water.

Colder than the Denver numbers suggest

ENERGY STAR uses 5°F for Jefferson County, but that figure is based on the Denver station; canyon sites can be colder, and cold air drains down the creek valleys on calm nights. At 6,368 feet the thinner air also costs a little more capacity than it does in the city. We choose cold-climate models with strong published output at 5°F and below and add margin. Defrost meltwater is directed away from steps and steep driveways where it would refreeze. Our winter performance article covers what to expect in deep cold.

Town limits or Jefferson County

Inside the Town of Morrison, the town contracts its code enforcement to Charles Abbott Associates, and inspections must be requested a business day ahead, before the afternoon cutoff. In the historic downtown, where the late-1800s sandstone buildings make up a National Register district, we keep equipment out of sight from the street. Outside town limits in 80465, the permit comes from Jefferson County's Building Safety office instead. We sort out which applies to your address and file it.

Utilities and incentives

Your electric bill tells you which rebates are possible, because some foothills addresses belong to CORE Electric Cooperative and others to Xcel. Xcel customers can ask about heat pump rebates, which changed in October 2026; CORE members should check the co-op directly. Everyone in town and unincorporated Jeffco can use Power Ahead Colorado's $1,500 for a cold-climate unit in an existing home, applied for before work begins, and the state's $1,000 credit, which puts $333 or more back on your invoice. Don't plan on any federal credit; 25C stopped at the end of 2025.
