Furnace Repair in Parker

Parker went from a town of 290 people in 1980 to more than 58,000 by 2020, so most furnaces here were installed in a 30-year building boom. The average January low is 15 degrees, three degrees colder than nearby Castle Rock, so furnaces in town work hard all winter. When yours stops, we offer 24/7 service across town and in the unincorporated neighborhoods around it.

Furnace problems by Parker neighborhood

Cottonwood is one of the older parts of town, with homes built mostly from the late 1970s to the mid-1980s, many of them ranches and split-levels. Few original furnaces remain, but the ductwork and venting usually do. We often find replacement furnaces connected to undersized returns, flue pipe that was reused when a newer furnace went in, and split-level lower floors that never get enough heat.

Stroh Ranch, where the median home dates from 2002, is the 20-year-old furnace story. Those units are reaching the age where inducer motors get noisy, igniters crack, flame sensors need cleaning more often, and control boards fail. If the furnace is an 80 percent model, we also look closely at the heat exchanger.

Idyllwilde is newer, with a median build year of 2010 and homes still being added in the 2020s. Its condensing furnaces are more likely to have drainage and venting faults, such as a plugged trap, a frozen drain where it exits the house, or an exhaust pipe blocked by snow, than worn components.

Parker Climate Note

Parker's higher elevation (5,834 ft) and prairie exposure mean colder winters and stronger winds than central Denver. Cold-climate equipment specs are essential.

Cold mornings, altitude and safety

At about 5,800 to 5,900 feet, furnace input has to be reduced about 4 percent per 1,000 feet above sea level, along with a high-altitude pressure switch above 4,000 feet. That is close to a 23 percent derate. A furnace that was installed without the conversion overfires, which can overheat and crack the heat exchanger and produce carbon monoxide. Since furnaces run longest on the coldest mornings, that is when these problems tend to show up.

That is why every furnace visit includes a carbon monoxide check and a combustion safety test before we touch anything else.

How we repair it

After the safety checks, we pull fault codes, measure gas pressure and temperature rise, test the igniter, flame sensor, limits and pressure switch, and inspect the blower, filter, venting and condensate system. Our trucks carry the common failure parts for Trane, Lennox, Carrier, Goodman, Bryant and Rheem furnaces. You approve a flat-rate price before work starts, the diagnostic is free with the repair, and overnight and weekend calls are billed at the same rates.

Town or county? Permits, gas service and replacement

Inside town limits, the Town of Parker Building Division handles permits and enforces the adopted mechanical code. It schedules inspections requested before 4 p.m. for the next business day. Stonegate and The Pinery have Parker mailing addresses but are unincorporated, so a furnace replacement there goes through the Douglas County Building Division. We confirm which applies before ordering equipment.

Natural gas in town is supplied by Xcel Energy, even though electricity usually comes from CORE Electric Cooperative. Xcel's recent Colorado rebate summaries have offered furnace rebates for 95 percent AFUE or higher units that replace non-condensing furnaces, which can help offset the cost of retiring an older 80 percent unit. Program details change annually, so we verify them with you.

We generally recommend repair when the heat exchanger is sound and the fix is a single component. Replacement is worth discussing for 20-year-old 80 percent furnaces facing a major part, or any furnace with a cracked heat exchanger.

Furnace Repair FAQs — Parker

I live in The Pinery. Do you cover it, and who issues the permit?

Yes, we cover The Pinery. It is an unincorporated community governed by Douglas County, so replacement permits come from the county building division rather than the Town of Parker.

My Stroh Ranch furnace makes a loud whine when it starts. What is that?

On a furnace around 20 years old, a whining or grinding sound at startup is most often the draft inducer motor bearings. It is a common, usually same-visit repair, and it should be addressed before the motor seizes and the furnace stops heating.

Why is my gas from Xcel but my electricity from CORE?

They are separate utility territories, and much of the town sits in CORE's electric service area and Xcel's gas service area. Furnace rebates come from your gas utility, which here is Xcel.

My split-level in Cottonwood has a cold lower floor. Can that be fixed?

Usually. We check return air, blower speed and duct balancing first, since many older split-levels were built with limited returns on the lower level.
