Furnace Repair in Castle Rock
Castle Rock gets genuinely cold: the 1991-2020 normals put the average January low at 18 degrees, and the town's record low is 37 below zero. At 6,224 feet, with housing that ranges from 19th-century cottages near downtown to houses finished last year, there is no single typical furnace here. We repair all of them, around the clock.
Three housing eras, three sets of furnace problems
The Craig and Gould historic district just east of downtown is a 16-block neighborhood of cottages, bungalows and foursquares, many from the late 1800s and early 1900s. Furnaces in these houses were added long after they were built, so we often find tight basement or crawlspace installs, undersized return air, and older venting that was shared with a water heater. Those layouts make venting and combustion-air problems more common than worn parts.
Founders Village has a median build year of 1997, mostly split-levels and two-story homes. That generation of furnaces is now well past the 20-year mark wherever it has not already been replaced, and failures are usually inducer motors, igniters, limit switches and control boards. Split-levels add another issue: the lower level often runs cold because the furnace and returns were laid out for an open-stair, single-zone design.
Newer neighborhoods such as The Meadows, with roughly thirty distinct neighborhoods, and Terrain mostly have sealed-combustion, condensing furnaces. Their typical failures are drainage and venting problems: plugged condensate traps, frozen drain lines, and PVC intake or exhaust pipes blocked by drifted snow.

Castle Rock Climate Note
Castle Rock sits at 6,224 ft — one of the higher Front Range cities. Significant equipment derate and stronger winter winds than Denver metro. Sealed-combustion + properly sized equipment essential.

Altitude setup matters more than most people realize
Manufacturers require furnace input to drop about 4 percent per 1,000 feet once a unit is installed above 2,000 feet, and they specify a different pressure switch above 4,000 feet. Here that comes to roughly a 25 percent derate from the nameplate. When a replacement furnace from a big-box store or an out-of-area installer was never converted, it overfires, which can overheat the heat exchanger, trip high limits, and produce carbon monoxide. Checking that setup is part of every furnace call we run in town.
What happens on a repair visit
We test for carbon monoxide and run a combustion safety check before anything else. Then we pull fault codes, measure gas pressure and temperature rise, check flame quality and the flame sensor signal, and inspect the venting, filter, blower and condensate system. You get the diagnosis and a flat-rate repair price up front, the diagnostic is free if you approve the repair, and there are no overtime charges for nights or weekends.
Our trucks are stocked with the parts that fail most on Trane, Lennox, Carrier, Goodman, Bryant and Rheem furnaces, which covers most of what is installed across Douglas County.
Replacing a furnace in Castle Rock: permits and Black Hills rebates
For homes inside town limits, permits and inspections run through the Town of Castle Rock Building Division, which takes applications, payments and inspection requests on its eTRAKiT portal. Many addresses with a Castle Rock mailing address are actually unincorporated county land, and those go to the Douglas County Building Division. We check which jurisdiction your parcel is in before pulling a permit.
Natural gas in most of town comes from Black Hills Energy. Its 2026 Colorado residential program offers rebates on furnaces rated at least 90 percent AFUE and on qualifying smart thermostats, for equipment installed between January 1 and December 31, 2026, with applications due January 31, 2027. We itemize the make, model and serial number on the invoice the way the application requires.
As a rule of thumb, we recommend repair when the heat exchanger is sound and the furnace is under about 15 years old, and we discuss replacement when a 1990s unit needs a board or inducer for the second time, or when the heat exchanger shows cracks.

Furnace Repair FAQs — Castle Rock
My house in the Craig and Gould district has an old furnace in a tight crawlspace. Can you work on it?
Yes. Older and historic homes are a regular part of our work. We pay special attention to venting and combustion air in those installs, because shared or undersized vents are a common source of carbon monoxide trouble.
Why is the lower level of my Founders Village split-level always cold?
Warm air rises to the upper levels, and many split-levels were built with one thermostat and limited returns downstairs. We check blower speed, duct balance and return air first. Sometimes adjusting dampers is enough; sometimes it takes added returns or zoning.
Is my address under the Town or Douglas County for permits?
It depends on the parcel, not the ZIP code. Several subdivisions with Castle Rock addresses are unincorporated. We confirm this before any replacement so the right agency inspects the job.
Do Black Hills Energy rebates apply to a furnace repair?
No. The rebates cover new qualifying equipment, such as a 90 percent AFUE or better furnace or a smart thermostat, not repair parts.
