Furnace Installation & Replacement in Parker

Most of Parker's furnaces were installed in a single 30-year boom, and many are now reaching the age where replacement beats repair. The town's median home dates to about 2000, and neighborhoods turn over in roughly the order they were built. Here is how we time, size and permit a new furnace in Parker and its unincorporated neighbors.

Replacement timing, neighborhood by neighborhood

Cottonwood's late-1970s to mid-1980s ranches and split-levels have long since replaced their original furnaces; the units in them now are typically first or second replacements from the 1990s or 2000s. Stroh Ranch, with a median build year of 2002, is where original furnaces are at the DOE's 21.5-year average life. Idyllwilde, built from about 2010 onward, is a decade or more away from a wave of replacements.

Stonegate and The Pinery are on the same schedule as similar-age homes in town, with one difference: they're unincorporated, so permits come from Douglas County. The Pinery's larger lots and custom homes also tend to have bigger, more complicated duct systems, and sometimes two furnaces, which changes how we size and phase a replacement.

Parker Climate Note

Parker's higher elevation (5,834 ft) and prairie exposure mean colder winters and stronger winds than central Denver. Cold-climate equipment specs are essential.

At 5,834 feet, plan for a 23% derate

A furnace rated 100,000 Btu/h input at sea level runs at about 77,000 in Parker after its high-altitude conversion. That conversion includes the correct orifices, manifold pressure from the manufacturer's high-altitude table and, often, a high-altitude pressure switch. SWEEP has noted that some ultra-low NOx furnaces need a separate high-altitude kit, so we confirm it's in stock with the furnace.

We base the size on a Manual J. Two-story homes from the 2000s often have a single basement furnace serving three floors, and the upstairs bedrooms are usually the complaint. A two-stage or variable-speed furnace with longer run times, plus duct balancing, typically helps more than more capacity.

80% or 97% in a 2000s home

Many Stroh Ranch-era homes have 80% furnaces on a metal B-vent shared with the water heater. Since January 1, 2026, a new gas furnace must meet 14 ng/J NOx or the current ENERGY STAR version, which requires 97% AFUE as of July 31, 2026. An ultra-low NOx 80% model can reuse the B-vent. A 97% condensing furnace vents in PVC and needs a drain, and the water heater left on the B-vent needs it resized for a single appliance. We put both options on paper. In finished basements, we also plan where the condensate goes, which is usually a floor drain or a small pump to the laundry standpipe, so the drain doesn't end up running across a finished ceiling. More in our NOx guide.

Permits: town or county

For addresses within the town boundary, our permit goes to the Building Division at 20120 E. Mainstreet, and an inspection we request before 4 p.m. lands on the next business day. In Stonegate and The Pinery, the Douglas County Building Division issues a basic mechanical permit. We confirm jurisdiction by address before ordering equipment, since the two offices have different application steps and inspection scheduling.

Gas from Xcel, power from CORE

Gas in town comes from Xcel Energy, and an outside rebate database lists Xcel's furnace rebates as discontinued from January 1, 2026. Electricity is mostly from CORE Electric Cooperative, so Xcel's heat pump rebates generally don't apply. Colorado's $1,000 air-source heat pump credit and Power Ahead Colorado's $1,500 cold-climate rebate do, regardless of utility.

If your AC is as old as your furnace, a dual-fuel system replaces both, with a compliant gas furnace covering the coldest nights. We'll quote it next to a straight furnace replacement.

Furnace Installation FAQs — Parker

My Stroh Ranch furnace is original. Replace now or wait?

If it's running safely and the heat exchanger is sound, you can wait. Planning ahead lets you compare options instead of buying in a January emergency.

Do I need a new furnace size because of altitude?

You need a furnace properly converted for altitude and sized by a Manual J. The nameplate rating is higher than what it delivers here.

Which permit do I need in The Pinery?

A Douglas County basic mechanical permit, because The Pinery is unincorporated. We file it.

Can I get Xcel heat pump rebates in Parker?

Only if Xcel is your electric utility. Most Parker homes buy power from CORE, so check your bill.
