Furnace Repair in Englewood
Englewood was mostly built out by 1960, and more than four in ten of its homes date from 1940 through 1969. Those small brick and frame houses have furnaces tucked into basements, crawlspace corners, and hall closets, often connected to chimneys and ducts that are older than anyone living in the house. That is the context we bring to every heating call here.
Furnace problems typical of Englewood's postwar homes
Small postwar houses usually have small mechanical spaces. When a furnace sits in a closet or a cramped basement corner, it can run short of combustion air, especially after weatherstripping and replacement windows have tightened the house. Starved burners produce lazy, yellow flames and more carbon monoxide, and they foul flame sensors quickly. We check combustion air and test for CO on every visit for that reason.
Venting is the other big issue in older parts of town, including northwest Englewood, where some housing goes back to the 1910s. Many older furnaces vented into a masonry chimney alongside the water heater. If the furnace has since been replaced with a high-efficiency model vented separately in plastic pipe, the water heater can be left alone in a chimney that is now too large for it, which can cause poor draft and backdrafting. We look at the whole venting arrangement, not just the furnace.
Beyond that, we see the usual wear items: cracked igniters, failed inducer motors, weak blower capacitors, and limit switches tripping because return air is limited to one or two grilles in a small house.

Englewood Climate Note
Older homes (1940s-60s) common in Englewood often have undersized HVAC, no insulation, and original gravity systems that need full replacement.
Neighborhoods We Serve
Old Hampden, Highland Park, Centennial Acres, North Englewood, Belleview Heights
Arapahoe Acres and other mid-century homes
Arapahoe Acres, the mid-century modern neighborhood built from 1949 to 1957 and listed on the National Register of Historic Places, was designed with a combination of radiant floor heat and forced air. Homes like these may have more than one heat source, and the forced-air side is often a later replacement fitted into a space never meant for current equipment. We repair the forced-air furnace and tell you honestly if a problem belongs to a different system.
Diagnosing the problem
We pull the fault history from the control board, check gas pressure and the furnace's altitude setup (manufacturers require derating input about 4 percent per 1,000 feet, and Englewood sits around 5,350 feet), measure temperature rise and static pressure, and inspect the heat exchanger and flue. The diagnostic is free with the repair, prices are flat-rate and quoted before work begins, and there are no overtime fees. We carry parts for Trane, Lennox, Carrier, Goodman, Bryant, Rheem, and other major brands, and we offer same-day appointments when the schedule allows and emergency service 24/7.
If you replace: Englewood's load-calculation rule and local programs
Englewood's Building Division requires a Manual J load calculation and a Manual D duct design for all HVAC replacements or additions, effective July 1, 2024. In practice that means a new furnace has to be sized to your house, not just matched to the old nameplate. For many older homes that have been insulated and had windows replaced, the right furnace is smaller than the one coming out.
Xcel Energy is the gas and electric utility serving the city. Xcel's furnace rebate covers 95 percent AFUE or higher models that replace a non-condensing furnace, installed by a participating contractor. Income-qualified homeowners may also be eligible for the city's Energy Efficient Englewood grants, which cover projects including furnaces rated 93 percent or higher. City rebate programs require pre-approval before work begins, so apply first.
Repair or replace?
Repair if the furnace is in reasonable shape and the failure is a single component. Consider replacement when the heat exchanger is cracked, the furnace is past 20 years and needing repeated repairs, or the venting has to be redone anyway. Because of the Manual J and D requirement, a replacement here is a good time to fix airflow problems too.

Furnace Repair FAQs — Englewood
Does Englewood really require a load calculation to replace a furnace?
Yes. The city's Building Division states that a Manual J and a Manual D are required for all HVAC replacements or additions, effective July 1, 2024. Repairs are not affected.
My water heater and old furnace shared a chimney. Is that a problem after a furnace upgrade?
It can be. When the furnace is moved to its own plastic vent, the water heater may be left venting into an oversized chimney and draft poorly. We check this whenever we work on a furnace in an older home.
Are there grants for furnace replacement in Englewood?
Income-qualified homeowners may be eligible for Energy Efficient Englewood grants, which include 93 percent or higher efficiency furnaces, and the Arapahoe Weatherization Assistance Program can cover furnace replacement for eligible households. Check with the city before work starts.
My house in Arapahoe Acres has radiant floors and a furnace. Can you help?
We diagnose and repair the forced-air furnace side. If the issue turns out to be in the radiant system, we will tell you so you can get the right specialist.
