Air Conditioner Repair in Columbine
Many Columbine homes were built before central air was standard, and the AC was added later on ducts sized for heating. That's why upstairs bedrooms in Columbine Knolls split-levels and Columbine West bi-levels so often run warm. We repair the equipment and look at the airflow that limits it.
Add-on central air in 1960s and 1970s homes
Cooling needs more airflow than heating. When central air was added to a ranch or split-level built for a furnace alone, the supply ducts and returns were often left as they were. The result is a system that runs long, can freeze the evaporator coil on hot afternoons, and never quite cools the rooms farthest from the furnace.
Many of the condensers installed in the 1990s and 2000s use R-22. EPA does not require you to replace an R-22 system, and electrical parts can still be replaced, but new R-22 is no longer produced or imported, so a leak gets expensive. We find the leak before recommending refrigerant.

Columbine Climate Note
At about 5,542 feet, furnaces need altitude setup and AC capacity drops slightly in thinner air. Front Range summer hail regularly damages condenser coils.

Upstairs bedrooms and split-level layouts
In split-levels and bi-levels, the upper bedrooms catch the afternoon heat while the lower level stays cool. With one thermostat on the main floor, the AC shuts off before the bedrooms are comfortable. Adjusting dampers, adding upstairs returns, raising the blower speed for cooling, or adding a ductless head for the hottest room can help.
Two-story homes in Leawood and Vintage Reserve have the same issue on a larger scale. Before blaming the condenser, we check filters, the indoor coil and attic or ceiling ducts for leaks. Closing a few lower-level registers in summer pushes more air upstairs, and it's a free first step worth trying.
Hail, yard debris and thin air
Columbine sits in the Front Range Hail Alley, where elevation lets more hail survive to the ground. Flattened fins and punctured coils show up after summer storms. Seed fluff and dust from mature yards and nearby parks also mat into condenser fins. Both cut airflow, raise pressures and shorten compressor life.
At about 5,542 feet, thinner air reduces capacity a little as well; ACCA guidance uses a correction of about 0.92 at 5,000 feet for a dry coil. Systems that were marginal to begin with feel it most on the hottest days.
Our AC repair visit
We test the thermostat, breaker and disconnect, then the capacitor, contactor, fan motor and compressor. We read refrigerant pressures with superheat or subcooling, inspect the indoor coil and condensate drain, and measure the temperature split between return and supply. You get a flat-rate price before we start, the diagnostic is free when you approve the repair, and nights and weekends cost no more. We can often get there the same day.
Replacing an AC in unincorporated Jefferson County
A capacitor, contactor or fan motor is worth replacing on almost any system. A dead compressor or a leaking coil on an older R-22 unit usually isn't. Jefferson County's mechanical permit form lists air conditioners and notes that an electrical permit is also required, and we handle both. If you replace, price a heat pump alongside a standard AC, since regional and utility programs have offered rebates on qualifying heat pumps.

Air Conditioner Repair FAQs — Columbine
Our Columbine split-level's bedrooms hit 80 degrees on summer evenings. Is the AC too small?
Often the AC is fine and the bedrooms don't get enough airflow. We measure supply and return airflow before recommending a larger unit, which can make humidity and short cycling worse.
Can you recharge our old R-22 air conditioner?
We can, but only after finding the leak, since R-22 is no longer produced and is costly. If the leak is in the coil of an old system, replacement may be the better value.
What permits does an AC replacement in Columbine need?
For the Jefferson County part of Columbine, a county mechanical permit plus an electrical permit. Homes in the small Arapahoe County portion go through Arapahoe County.
The AC runs but water is pooling near the furnace. What's happening?
The condensate drain from the indoor coil is probably clogged, or the coil froze and is now thawing. Turn the system off and call us. We clear the drain, check the pump if you have one, and find out why the coil iced.
Hail hit our neighborhood. How do I know if the condenser was damaged?
Look for flattened fins, dents in the top or fan guard, and weaker cooling. We can comb the fins, test for leaks and document the damage.
