Ductless Mini-Split Installation in Englewood

Most of Englewood was built out by 1960, and a lot of those compact postwar houses were never designed for central air. Ductless mini-splits fit them well, and the city's own rules mean every install starts with a real load calculation, which happens to be exactly how mini-splits should be sized anyway.

Arapahoe Acres and radiant-floor homes

Arapahoe Acres, the 1949–1957 mid-century modern enclave on the National Register, was designed around radiant heat in the floors, paired with some forced air. Owners who want to keep that original slab heat, or whose ductwork is minimal, can add a mini-split for cooling and shoulder-season heat without cutting into low ceilings or the flat-roof structure. Head placement matters in these open plans; one well-placed wall unit can often serve a living area that flows into the kitchen, with a second head for the bedroom wing.

Because the neighborhood is a recognized historic district, we keep the condenser and line set off the street side and paint or color-match covers to the exterior. Clerestory windows and big panes of glass on the west side add summer load, so we count them carefully.

Englewood Climate Note

Older homes (1940s-60s) common in Englewood often have undersized HVAC, no insulation, and original gravity systems that need full replacement.

Northwest Englewood and the post-1948 boom

Northwest Englewood has houses dating to the 1910s, and the bulk of the city's housing went up between 1940 and 1969. These are small footprints, often with basements finished long after the furnace went in. A single-zone head downstairs, or a two-zone system covering a hot back bedroom and the basement, is a typical Englewood layout. Some owners also convert a detached garage into a studio or workshop, and a small one-head system is the easiest way to make that space usable year-round. See our ductless primer for older houses for the head styles and where each works best.

The city's load-calculation rule

Englewood's Building Division asks for room-load (Manual J) and duct-design (Manual D) paperwork whenever heating or cooling equipment is replaced or added, a rule in force since July 2024. For a ductless job, our Manual J is room by room so each head matches its space; a ducted mini-split air handler also gets its duct design documented. That paperwork goes in with the permit application, so you are not stuck waiting on a rejection notice.

Accurate sizing pays off in comfort. A head that is too large for a 120-square-foot bedroom short-cycles and leaves the air damp in summer, which is the most common complaint about poorly planned installs.

Winter performance and drainage

ENERGY STAR gives Arapahoe County a 4°F heating design temperature, and the city sits around 5,348 feet. We select cold-climate units by their measured capacity at 5°F rather than the nameplate number, and we leave margin for the thinner air. Condensers go on brackets or stands that clear snow, with defrost water directed toward gravel or a downspout path, never onto a shared walkway or the alley between garages, where it would refreeze.

Rebates: line up pre-approval first

Englewood runs its own home energy rebates, and those need pre-approval before work begins, so we apply before setting an install date. For cold-climate equipment in an existing house, Power Ahead Colorado contributes another $1,500, again with the application submitted ahead of time. The state's 2026 credit is worth $1,000, and you see a minimum of $333 of it as a discount on our invoice. Xcel is the utility here, and it revised heat pump rebate amounts on October 1, 2026, so we confirm the current number before quoting. Federal 25C money is not available for 2026 installs.

Permits come from the Englewood Building Division, and we schedule the final inspection.

Ductless Mini-Split Installation FAQs — Englewood

Why does Englewood want a Manual J for a mini-split?

The city has required load and duct calculations for all HVAC replacements and additions since mid-2024. It keeps every head matched to its room.

Can I keep the radiant floor in my Arapahoe Acres home?

Yes. A mini-split adds cooling and efficient mild-weather heat while the radiant system stays in place for the coldest days.

Do I apply for city rebates before or after installation?

Before. Englewood's rebates need pre-approval, and Power Ahead Colorado's application also goes in first.

How visible will the outdoor unit be?

We place it at the side or rear when possible and run lines in color-matched covers.
