Furnace Installation & Replacement in Englewood

Englewood is one of the few metro cities that writes load calculations into its permit rules. Since July 1, 2024, the Building Division has required a Manual J and a Manual D for every HVAC replacement or addition. Most of the city was built out by 1960, so those calculations usually turn up something worth fixing.

What Manual J and Manual D mean for your project

Manual J is the room-by-room heat loss calculation that sets furnace size. Manual D is the duct design that checks whether your supply and return ducts can move the airflow the new furnace needs. Together they replace the old habit of matching the previous furnace's nameplate.

In practice, the Manual D often shows that a 1950s house has too little return air, which is common when the original design relied on one central return. Fixing that during the install, by adding a return or enlarging a grille, lets a smaller, quieter furnace do the job. We produce both documents for the permit and walk you through what they found.

Englewood Climate Note

Older homes (1940s-60s) common in Englewood often have undersized HVAC, no insulation, and original gravity systems that need full replacement.

Englewood's housing and furnace age

About 44% of the city's housing was built between 1940 and 1969 and another 11% before 1940. Northwest Englewood has homes from the 1910s, many with basements that once held coal or gravity furnaces. These houses are on their third or fourth furnace, but the chimney is often original.

Arapahoe Acres, the National Register-listed modernist enclave whose houses went up between 1949 and 1957, used a mix of radiant floor heat and forced air. A furnace replacement there has to respect a compact mechanical space and, in some homes, coordinate with a radiant system. Hampden Hills is the newest area, with furnaces that are usually condensing already.

Sizing at 5,348 feet

The city's elevation calls for about a 21% derate. A 60,000 Btu/h input furnace runs at roughly 47,000 Btu/h here after high-altitude setup. Small postwar homes with added insulation frequently need less than that, which is where a modulating furnace or the smallest model in a product line earns its place.

Chimneys, PVC and the 2026 NOx law

Since January 1, 2026, new gas furnaces in Colorado must meet 14 ng/J NOx or current ENERGY STAR certification (97% AFUE since July 31, 2026). A 97% condensing furnace leaves the chimney and vents through PVC, usually out a sidewall. That often leaves a gas water heater alone in a masonry chimney sized for two appliances, and the code then requires its vent to be sized for it, usually with a liner. An ultra-low NOx 80% furnace can stay on a properly lined chimney. Our NOx guide compares the paths.

Rebates and the heat pump option

Xcel Energy supplies gas and electricity in Englewood. An outside rebate database lists Xcel's furnace rebates as discontinued from January 1, 2026, so check before counting on one. The city's own Home Energy Rebates require pre-approval before work starts, so we time the project to that.

Because the Manual J and Manual D are already done, comparing a heat pump costs little extra effort. Colorado's $1,000 air-source credit and Power Ahead Colorado's $1,500 cold-climate rebate apply, and Xcel heat pump amounts changed October 1, 2026. Our sizing guide explains how the same load numbers carry over.

Furnace Installation FAQs — Englewood

Do I really need a Manual D for a furnace swap?

Yes, in this city. The Building Division requires both a Manual J and a Manual D for HVAC replacements and additions as of July 1, 2024. We prepare both.

Will the Manual D mean new ductwork?

Not always. Often it means one added return or a larger grille. If bigger changes are needed, we price them separately so you can decide.

I'm in Arapahoe Acres with radiant floors. Can you replace the furnace?

Yes. We look at how the forced-air side and the radiant system share the load and keep the furnace sized for its actual role.

Do city rebates require approval first?

Yes. Englewood's rebates need pre-approval before work begins, so apply before we schedule the install.

Does the Manual J make a replacement more expensive?

It adds some time to the estimate and paperwork, which is built into our written quote. In return, it often shows a smaller furnace will do, and it gives you the numbers to compare a heat pump fairly.
