Seasonal HVAC Tune-Ups in Dacono
Dacono began as a coal camp in 1901 and stayed small until the 1970s, when it grew to more than 2,300 residents. Its roughly 2,100 homes now range from 1970s houses and manufactured homes to recent builds in Sweetgrass, Eagle Meadow and The Glens. Because a fair number of houses here rely on a swamp cooler rather than central air, a Dacono tune-up may cover a furnace, a condenser, a cooler, or all three.
1970s houses
Homes from Dacono's 1970s growth usually have their second or third furnace, often installed on original ducts. The fall visit inspects the burners and heat exchanger, tests CO in the flue and living space, cleans the flame sensor, and tests the igniter and inducer. If the water heater still vents through the original chimney or a shared flue, we test draft with both appliances running. Gas input should run about 20 percent below the sea-level rating at roughly 5,100 feet.

Dacono Climate Note
At about 5,112 feet in southwestern Weld County, Dacono has typical Front Range winters and dry summer heat, which is why some homes still rely on evaporative cooling.

Manufactured homes
Manufactured-home furnaces are built specifically for those homes, typically downflow units in a closet venting through the roof. We check the roof jack and vent, the closet's combustion air, the burner and flame, and CO levels. Under the floor, the crossover duct that joins the two halves of a double-wide can sag or tear; we look at it where it is accessible. The return grille and filter in the closet door should be kept clear, since a starved furnace trips its high-limit switch.
Swamp coolers: start-up and shutdown
Evaporative coolers work well in dry northern Colorado air but need two visits a year. The spring start-up replaces pads, cleans the reservoir, checks the pump, float valve and belt, and confirms the unit is not leaking onto the roof. The fall shutdown drains the cooler, blows out the water line so it cannot freeze, and closes the damper or covers the vent. A cooler left open all winter lets heated air escape and lets snow in.
Newer subdivisions
Homes in Eagle Meadow, The Glens and Sweetgrass typically have high-efficiency furnaces, central air and builder-installed humidifiers. We check PVC vent terminations for snow and debris, clean the condensate trap, service the humidifier pad and valve, and on the spring visit clean the condenser coil, check refrigerant readings, test capacitor and contactor, and look for hail damage. New equipment should be registered with the manufacturer; Trane and Lennox use a 60-day window, and Lennox counts from closing for new construction.
Older central air and R-22
Central air was often added to Dacono's 1970s houses years after they were built, and some of those condensers still run on R-22 refrigerant. R-22 is no longer produced, so a major leak on one of these systems usually turns into a replacement conversation. A spring tune-up on an older system pays attention to oil stains at fittings, coil corrosion, the condition of the line-set insulation, and electrical wear on the contactor and capacitor. If your unit holds its charge and runs well, maintenance keeps it going; the report tells you how it looks so you can plan ahead.
Dust, smoke and filters
Wind across open land and ongoing construction keep filters loaded. Check them monthly in spring and fall. During wildfire smoke events, EPA recommends MERV 13 filtration if the system can handle it; in older homes and manufactured homes we measure static pressure before recommending one.
Permits, CO alarms and timing
Tune-ups need no permit. Replacing heating, cooling or water-heating equipment in Dacono does, through the Department of Community Development with SAFEbuilt; the city adopted the 2024 I-Codes effective December 17, 2025. Colorado law requires a CO alarm within 15 feet of each sleeping room entrance when a home with gas appliances is sold or has permitted appliance work. Book furnace service in September and cooling service in April or May. Our Colorado tune-up checklist describes every step.
