Furnace Installation & Replacement in Broomfield
More than half of Broomfield's homes were built in 2000 or later, but the city started with 1950s ranches in Broomfield Heights. That spread means a furnace replacement here can be a simple swap in Anthem Highlands or a full venting redesign in an original filing. Either way the consolidated city-county government wants a permit on file, and we handle it.
Matching the job to the neighborhood
In Broomfield Heights and other early filings, today's furnace is several generations removed from the original, but the duct trunk, gas line and flue often date from the house. Those homes tend to have 80% furnaces on a metal flue or chimney, and the question is whether to stay with an 80% ultra-low NOx unit or move to condensing.
Homes from 1970 to 1999, about 37% of the stock, include Brandywine and Ridgeview Heights. Many are on a replacement furnace from the 2000s that is now due. The 2000s and later neighborhoods, such as Anthem Highlands, Anthem Ranch, McKay Landing and Palisade Park, mostly have condensing furnaces whose PVC venting can be reused after checks.

Broomfield Climate Note
Broomfield sits at 5,348 ft on open prairie with significant wind exposure. Sealed-combustion equipment and properly weighted vents are critical for reliable winter operation.

Load calculation and altitude
Broomfield sits at about 5,348 feet, which means roughly a 21% derate. We size from a Manual J, then pick a furnace whose derated output covers it. For the many two-story and townhome floor plans built after 2000, a two-stage or modulating furnace often fits the load better than a single-stage unit sized for the coldest night.
Venting choices and the water heater
Moving from 80% to condensing changes more than the furnace. The new unit needs two PVC pipes out a wall or roof and a condensate drain, and it stops using the chimney. If a gas water heater stays on that chimney or B-vent, the fuel gas code requires the remaining vent to be sized for that one appliance, which often means a liner. We include that in the quote instead of finding it at inspection.
Downslope winds near Rocky Flats are worth planning for too. We place sidewall terminations away from the prevailing wind and where they won't be buried by drifting snow.
Colorado's NOx rule in plain terms
Since January 1, 2026, new gas furnaces sold in Colorado must emit no more than 14 ng/J of NOx or be certified to the current ENERGY STAR version (97% AFUE in the North since July 31, 2026). Nothing requires you to remove a working furnace. When you do replace one, we confirm the model's compliance before ordering. The details are in our NOx rules guide.
Permit, utilities and heat pumps
The consolidated City and County of Broomfield lists furnaces among projects that require a permit, and contractors must hold a local license. We pull it and meet the inspector. Xcel Energy supplies gas. Most homes also get electricity from Xcel, though United Power serves some, and that affects which heat pump rebates you can use.
Broomfield has promoted a Switch Together heat pump group-buy, and heat pumps qualify for Colorado's $1,000 credit and Power Ahead Colorado's $1,500 cold-climate rebate. For homes with good ducts, a dual-fuel system keeps gas heat for the coldest nights.

Furnace Installation FAQs — Broomfield
Can my Anthem Highlands furnace be swapped without new venting?
Usually. If the existing PVC is the right diameter and length for the new furnace and the terminations meet its instructions, we reuse it and replace the condensate components.
Is a permit really needed for a like-for-like swap in Broomfield?
Yes. Furnaces are on the consolidated government's list of permitted work, and whoever installs it needs a Broomfield contractor license.
What happens to my water heater if I go high-efficiency?
If it is gas and stays on the old chimney, we size its vent for it alone and add a liner if needed. That cost is in your written quote.
Should I consider a heat pump instead?
If your AC is also aging, price both. We can quote a compliant furnace, a cold-climate heat pump and dual fuel side by side.
Does a 1950s ranch in the first filings need new ductwork with a new furnace?
Not always. The trunk ducts are often fine, but returns are frequently undersized for modern blowers. We measure static pressure during the estimate and tell you whether a return upgrade is worth adding.
