Heat Pump Repair in Derby

Derby is a small unincorporated community next to Commerce City, with about 2,500 homes. Most are midcentury ranches on small lots in subdivisions like Dupont, plus several manufactured home communities. About two-thirds are owner-occupied, so most heat pump repair decisions here are made by the people living in the house.

Small lots, tight placement

On a small lot, the outdoor unit often sits close to the house, a fence or a neighbor. That limits airflow and catches snow from the roof. A heat pump starved of air frosts heavily and spends too much time in defrost, then leans on backup heat.

Before we replace a part for icing, we look at placement. A gutter over the unit, a few feet of extra clearance or a stand can stop repeat icing. Small lots also mean shoveled snow from the driveway or walk tends to land around the unit; leave it a clear path. If the unit sits under a roof edge without a gutter, melt water will refreeze on top of it no matter how well the system works.

Derby Climate Note

Derby sits at about 5,125 feet on the plains north of Denver, where road dust from I-76 and Highway 2 and nearby industry can coat outdoor AC coils over a summer.

Dupont, Irondale

Ranch homes with retrofitted heat pumps

The midcentury ranches in Dupont and similar subdivisions were built for gas furnaces. A heat pump added later may share the furnace's blower and ducts. If the blower motor is weak or the return is undersized, the heat pump can't move enough air and may trip on high pressure in heating mode. We check the blower and capacitor along with the outdoor unit.

With a gas furnace as backup, the thermostat's changeover point decides how much work each one does. A missing outdoor sensor or a thermostat configured for the wrong equipment type can make the system run poorly. Our dual fuel guide explains the setting.

Manufactured homes

Several manufactured home communities in Derby date from the late 1900s and early 2000s. Many of those homes use package heat pumps with ducts under the floor. When heat is weak and the unit is running, the culprit is often a torn or disconnected crossover duct, not the heat pump. We inspect under the home, reconnect or replace torn sections and strap the crossover so it holds. Community rules may also govern where a replacement package unit can sit, so check with management before planning a swap.

Package units also house the blower, so a failed blower motor or capacitor stops both heating and airflow. Skirting or storage packed against the unit restricts airflow and traps snow; keep a clear space around it.

Electric bills and backup heat

If your home uses electric strips for backup, a heat pump that quits quietly can double the bill before anyone notices. Watch the thermostat for auxiliary or emergency heat running for long periods on mild days. A thermostat left on emergency heat after a cold snap does the same thing. We check that the outdoor unit runs, test the strips and set an outdoor lockout so backup only helps when needed. If the heat pump has failed and you're waiting on a part, run emergency heat on purpose rather than letting the thermostat cycle; it's more predictable, and you'll know what the bill reflects.

Permits and replacement in Derby

Most Derby addresses are permitted by the county, but the boundary with Commerce City zigzags, and some homes nearby fall under that city's building office instead. We look up your parcel before filing so the permit goes to the right place.

When a heat pump is old and the compressor or valve fails, replacement often makes more sense than repair. Power Ahead Colorado's $1,500 applies to cold-climate units in existing homes, because both the county and Commerce City participate in DRCOG's program. Colorado's air-source credit, $1,000 per system, takes at least $333 straight off the bill. Federal 25C no longer applies.

Heat Pump Repair FAQs — Derby

Why does my heat pump ice up on a small lot?

Limited airflow and roof melt dripping onto the unit are common causes. Placement fixes often help more than parts.

Who issues permits in Derby?

Adams County for unincorporated addresses; Commerce City for addresses inside its limits.

My manufactured home is cold but the heat pump runs. Why?

A disconnected or torn crossover duct under the floor is a common cause. We check it.
