Heat Pump Repair in Federal Heights

Federal Heights has several manufactured home communities, including Holiday Hills Village, Kimberly Hills and Denver Cascade, and a large share of rental housing. Heat pumps here are often package units bolted to a manufactured home or systems in rental properties, and those situations come with their own repair needs.

Package heat pumps on manufactured homes

Many manufactured homes use a package heat pump: one outdoor cabinet holding the compressor, both coils and the blower, connected to the home's ducts through a flexible duct under the floor. Because everything is in one box, a single failure can stop heating and airflow at the same time.

Common problems include a failed blower motor or capacitor, a contactor that won't pull in, a stuck reversing valve, and refrigerant leaks. We also look at the connection under the home. Crossover ducts and flex connections can tear, sag or come loose, leaking warm air into the crawlspace instead of the living space. A home that feels cold with a working heat pump often has a duct problem. We crawl under, reconnect or replace torn sections, seal joints with mastic and strap the crossover so it doesn't sag again. That repair alone can change how warm the far bedroom feels.

Federal Heights Climate Note

At about 5,302 feet in the north metro, Federal Heights sees typical Front Range winters with cold snaps and hot, dry summer afternoons that push older AC systems hard.

Skirting, snow and clearances

Skirting, steps and decks often crowd package units on manufactured homes. Heat pumps need open space on all sides to pull in air. When snow piles against skirting and the unit, the coil can't breathe and ice builds. Make sure the unit isn't boxed in by storage, and clear snow around it after storms.

Defrost water has to drain somewhere. If the unit sits low and the drain path is blocked by skirting or snow, that water refreezes around the base and can lift or tilt the cabinet over time.

Rental homes: who's responsible

The city runs a Rental Housing Inspection Program, and with so many rentals, many heat pump calls come through landlords and property managers. If you rent, report a heating problem to your landlord in writing. If you own rental property, a working heat pump and a clear record of repairs help both your tenants and your inspections.

For owners with several units, we can document each visit with the model, serial number, fault and repair so you have a record ready for questions. Seasonal checks before winter catch weak capacitors and dirty coils before they turn into no-heat calls in January, which are harder on tenants and more expensive for owners.

Backup heat and electrical work

Many manufactured and smaller homes rely on electric strips as backup heat. When the heat pump stops working, those strips carry the load and the bill goes up quickly. Watch for auxiliary or emergency heat showing on the thermostat for long periods.

In Federal Heights, electrical permits and inspections are administered by the State of Colorado, not the city. If a repair involves new wiring, a new disconnect or a circuit change, we handle the state electrical permit along with any city building permit. Our winter performance guide explains when backup should be running.

Replacement and incentives

When a package unit's compressor fails on an older system, replacement often makes more sense than repair. The City of Federal Heights Building Department handles building permits, including a Manufactured Housing Installation Program and Mobile Home Set Application, and community rules may also apply.

Because the city belongs to DRCOG, the $1,500 Power Ahead rebate is open to cold-climate heat pumps in existing single-family and multi-family homes. The state credit adds $1,000, at least $333 of which comes off the invoice. Xcel rebate amounts changed in October 2026; confirm with Xcel.
