Heat Pump Repair in Berkley
Berkley packs a lot of variety into an unincorporated pocket of Adams County: early-1900s bungalows, 1951 mid-century homes, brick ranches, duplexes, manufactured homes and new infill like Berkley Shores. A heat pump could be a fresh install in a 2022 build or a retrofit in a 70-year-old house, and the repairs differ accordingly.
New infill and fresh warranties
Berkley Shores was built in 2022, and the Berkeley Villas townhomes are also recent. Heat pumps in those homes should still be within manufacturer parts warranty, provided they were registered. Registration windows vary by brand; Trane's is 60 days from installation for its longer coverage. Without registration, units usually fall back to a shorter base warranty. Labor generally isn't covered either way.
We run the model and serial number past the manufacturer before buying any major part, since a covered part shouldn't come out of your pocket. Look through your closing documents for the registration email or the installer's information. New-build installs also deserve a once-over: outdoor units set flat on the ground where snow piles up, thermostats missing their outdoor sensor and condensate lines without slope are all common, and fixing them early heads off repeat calls.

Berkley Climate Note
Berkley sits at about 5,210 feet just north of Denver. Lakes and Clear Creek Valley Park nearby mean outdoor AC coils in some yards collect leaves and cottonwood fluff through the summer.

Retrofits in older homes
In the bungalows and the 1951 homes of the original Berkeley subdivision, heat pumps are usually retrofits. A ducted heat pump may share ducts sized for an old furnace, which can limit airflow and cause high-pressure trips in heating mode. Older electrical panels may not handle backup strips well. Ductless heads avoid duct problems, but need regular cleaning of the blower wheel and a condensate line that won't freeze.
We measure airflow and static pressure, and if the ducts are the issue, we'll say so rather than replacing parts that aren't broken. Our ductless guide covers how those systems fit older houses.
Duplexes and manufactured homes
In a duplex, two outdoor units often sit side by side. If they're too close, one unit's cold exhaust can blow into the other's coil, causing heavy frost. Check clearances, and make sure each unit is wired to the right side of the building after any work. Crossed thermostat wires between two halves of a duplex sound unlikely, but after remodels we do find them, and the symptom is one side always too warm while the other never warms up. If you own both halves, servicing both units on the same visit saves a trip and lets us compare them side by side.
Manufactured homes often use package heat pumps connected to under-floor ducts. Torn or loose crossover ducts are a common reason a working heat pump can't warm the home. We check under the floor along with the equipment.
Winter faults
Short defrost cycles with steam and a stopped fan are normal. A coil buried in ice that won't clear points to a defrost control, outdoor fan or refrigerant problem. Cool air in heat mode suggests the reversing valve. Hours of auxiliary heat when it's 40°F outside tell us the outdoor unit has stopped contributing. Failed capacitors and contactors are the most common electrical faults year-round. We test, then give you a written price. Backup heat varies from house to house in Berkley, so tell us whether your backup is a gas furnace or electric strips when you call; it changes what we bring and how we set the thermostat afterward.
Permits and replacement in Berkley
Permits for Berkley come from the county's One Stop Permitting Center, run by Adams County Community and Economic Development, and contractors must be registered with the county. A few nearby blocks are inside Denver or Arvada, which have their own permit offices.
Because Adams County is a DRCOG member, Power Ahead Colorado's $1,500 applies to cold-climate replacements in existing homes, and Colorado's $1,000 credit trims at least $333 from what you pay us. Don't count on the old federal credit; it ended with 2025.

Heat Pump Repair FAQs — Berkley
My Berkley Shores home is only a few years old. Is my heat pump under warranty?
Probably for parts, if it was registered on time. We'll check before ordering parts.
Who issues permits in Berkley?
Adams County, for unincorporated addresses. A few nearby blocks are in Denver or Arvada instead.
Why does one side of my duplex heat pump ice up more?
Units placed too close together can recirculate cold air. Clearance and placement are worth checking.
Can old ducts cause heat pump problems?
Yes. Undersized ducts can cause high-pressure trips and weak heat. We measure before replacing parts.
