Furnace Installation & Replacement in Derby

Derby's homes fall mostly into two camps: midcentury ranches in subdivisions like Dupont and manufactured homes in HOA-run communities. A replacement furnace for one has almost nothing in common with a replacement for the other, down to which units are legal to install. We start by identifying which you have and whether your address is in unincorporated Adams County or Commerce City.

Replacing a furnace in a manufactured home

A manufactured home needs a furnace listed for manufactured housing. A standard residential furnace is not an acceptable substitute, however well it might fit the closet. Most are downflow units that push air into ducts beneath the floor and pull combustion air from outside through a sealed connection.

Because the furnace is matched to the home's floor ducts and roof vent, we measure the existing opening and duct collar, check the roof jack and flue pipe, and confirm the combustion-air connection before ordering. A replacement is also the right moment to inspect the crossover duct that links the two halves of a double-wide; a new furnace pushing air into a torn crossover heats the crawlspace, not the bedrooms.

If the community's HOA has rules about contractors, roof work or outdoor equipment, check them before the install date so nothing holds up the job.

Derby Climate Note

Derby sits at about 5,125 feet on the plains north of Denver, where road dust from I-76 and Highway 2 and nearby industry can coat outdoor AC coils over a summer.

Neighborhoods We Serve

Dupont, Irondale

Midcentury ranches in Dupont and nearby

Derby's ranch houses usually keep the furnace in a basement or utility room, and many are on their second or third. Returns in these homes are often small, and furniture or remodeling has blocked some of them. We measure static pressure and size the furnace and blower to what the ducts can move, adding return capacity where it is clearly needed. A furnace that fits the house runs quieter and lasts longer than one that is fighting the ductwork.

Altitude and sizing

At about 5,125 feet, a gas furnace loses roughly a fifth of its sea-level input once it is set up for altitude with the right orifices and manifold pressure. We size from a Manual J load calculation, not from the old furnace's label. Small ranches that have picked up new windows or insulation over the years frequently need a smaller furnace than the one coming out.

NOx-compliant furnaces and venting

Colorado's NOx rule took effect January 1, 2026: new gas furnaces must meet 14 ng/J NOx or the current ENERGY STAR version. In a ranch with a sound metal flue, an ultra-low NOx 80% furnace keeps the existing vent. A 97% condensing furnace uses PVC and a condensate drain and is often the better buy in a basement near an outside wall. If the water heater is left alone on the old flue, we check that it still drafts. Our NOx guide has the details.

Filtration with a new furnace

Some Derby residents near the refinery and I-76 ask about better filtration. A furnace replacement is the easiest time to get it right: we can fit a media cabinet for a 4- or 5-inch filter and choose a blower that can push air through a MERV 11 or 13 filter without starving the system. A filter will not remove outdoor odors, but it does cut the dust the system recirculates.

Permits depend on the address

Unincorporated Derby addresses are permitted by Adams County's Community and Economic Development Department, which lists furnace replacement as permit-required. Addresses inside Commerce City go through the city's Building Safety Division. We check the parcel, file with the right office and schedule the inspection.

Furnace Installation FAQs — Derby

Can a regular furnace go in my manufactured home?

No. It must be a furnace listed for manufactured housing. We match the unit to your home's duct opening and vent.

Who issues the furnace permit in Derby?

Adams County for unincorporated addresses and Commerce City for homes inside city limits. We check your address and file with the right one.

Can a new furnace help with dust in the house?

Yes, if it is set up with a deeper filter cabinet and a blower that can handle a higher-rated filter.

Do I need a bigger furnace because of the altitude?

No. You need one set up for about 5,100 feet and sized by a load calculation.
