Ductless Mini-Split Installation in Henderson

Long before subdivisions arrived, Henderson was farm country, called Henderson Island when its post office opened in 1894, and pockets of it still farm today. The 80640 ZIP now mixes unincorporated acreage with newer subdivisions annexed into Commerce City, Brighton and Thornton, so a mini-split here could be going into a century-old farmhouse, a metal shop building or a 2010s two-story.

Farmhouses and rural properties

In Henderson, older farmhouses on unincorporated land were often heated by a single furnace or stove and added rooms over the decades. Some never had ducts upstairs. A multi-zone mini-split can cool the bedrooms and main rooms and handle most of the heating, with the existing system as backup. On properties without natural gas service, where heat may come from propane or electric resistance, the operating savings from a heat pump tend to be larger. Our older-home ductless guide walks through head placement in houses like these.

Henderson Climate Note

Open plains location at ~5,000 ft. Wind drives infiltration losses, and rural propane systems are common on larger lots. Hard well water shortens humidifier and water-heater lifespans without proper conditioning.

Shops, barns and detached buildings

Rural lots in the area often include a workshop, a converted barn office or a detached garage. Running ductwork or a gas line out to them is rarely worth it. A single-zone mini-split gives a shop real heat on a January morning and cooling in July. Dusty shops need a head placed away from the work area and filters cleaned often; sawdust and grinding grit will coat an indoor coil in a single season if nobody checks it. For woodworkers, we often recommend a ceiling cassette or a high wall head on the far side from the saw. If the building has its own electrical service or a long feeder from the house, we check capacity for the new 240-volt circuit before quoting.

Newer subdivisions in 80640

Hazeltine and Dunes Park, now inside Commerce City, are examples of the newer neighborhoods in the Henderson ZIP. Those homes have ducted systems, and ductless is usually for a bonus room, a basement or an office that runs too hot or cold. A single head on its own outdoor unit is typical, with HOA approval for placement first.

Plains wind, cold and drainage

The community lies at about 5,033 feet in the South Platte valley, with a 5°F design temperature for Adams County. Wind drives snow across fields and into drifts against buildings, so outdoor units go on the downwind side, on stands that keep the coil above drift height. We size cold-climate models by their published 5°F output. Defrost meltwater goes to gravel or soil, not a concrete apron where it would freeze.

Which permit office for a Henderson address

For unincorporated addresses, Adams County Community and Economic Development's Building Safety division issues permits, applied for online; since July 1, 2026 the county has enforced the 2024 code editions, and every subcontractor on the job needs Adams County registration. Addresses annexed into Commerce City, Brighton or Thornton go through that city's building division. We confirm which applies and file accordingly.

Utilities and incentives

Power lines here belong to two different utilities, United Power and Xcel, and which one bills you depends on the parcel. Xcel electric customers can ask about the utility's heat pump rebate, which was reset in October 2026; United Power members should check the co-op's own offers. Every jurisdiction involved, the county and the three annexing cities, participates in DRCOG, which means a $1,500 Power Ahead Colorado rebate is possible on cold-climate equipment for an existing house, as long as we submit before the job. Colorado's $1,000 credit is the other sure thing, delivered partly as a minimum $333 discount. No federal credit remains for 2026.

Ductless Mini-Split Installation FAQs — Henderson

Can a mini-split heat my shop building?

Yes. A single-zone cold-climate unit is often the most practical way to heat and cool a detached shop.

Is my Henderson address under Adams County or a city?

Unincorporated addresses use Adams County; annexed ones use Commerce City, Brighton or Thornton. We check.

Do I have United Power or Xcel?

It depends on the property. Check your electric bill before counting on a utility rebate.

Will a mini-split save money if I heat with propane?

Usually, especially in mild and moderate weather. Keep the propane system as backup.

What changed with Adams County codes in 2026?

Adams County switched to the 2024 code books in July 2026. Our designs and permit applications follow the new edition.
