Ductless Mini-Split Installation in Berkley

Berkley is an unincorporated pocket of Adams County bordering northwest Denver, with about 4,550 homes ranging from early-1900s bungalows to 2022 infill. In between are 1951 mid-century houses in the Berkeley subdivision, brick ranches, split-levels, duplexes and manufactured homes, and nearly every one of those types has a reason to consider a ductless mini-split.

Bungalows and the 1951 Berkeley subdivision

The oldest bungalows here were built before central heating was routine, and later ducts were squeezed in where they fit. Second-floor or attic rooms rarely get enough air. The 1951 houses in the Berkeley subdivision are mostly one story with small furnaces and no cooling. For both, a two- or three-zone mini-split adds air conditioning room by room and supplies economical heat through spring and fall, and the furnace stays for deep cold. Our guide to ductless for older homes covers head choices for plaster walls and low ceilings.

Berkley Climate Note

Berkley sits at about 5,210 feet just north of Denver. Lakes and Clear Creek Valley Park nearby mean outdoor AC coils in some yards collect leaves and cottonwood fluff through the summer.

Duplexes: one system per side

Duplexes are common in Berkley, and each side usually has its own meter and its own small furnace. A separate single- or two-zone mini-split for each unit keeps billing and control independent, which matters whether the owner lives in one side or rents both. Placing two outdoor units on a narrow lot takes planning; wall brackets on the rear wall often solve it, with vibration isolation so the compressors don't hum through the shared wall.

Split-levels, ranches and manufactured homes

In Berkley's split-levels, the half-buried bottom floor stays chilly while the bedrooms up top overheat, and a single head on the problem floor gives it its own control. Brick ranches with finished basements often need a floor console downstairs. Manufactured homes with weak belly ducts benefit from wall heads anchored carefully into the framing, with the outdoor unit on its own pad rather than mounted to light siding.

New infill and townhomes

Berkley Shores, built around 2022, and the Berkeley Villas townhomes are newer construction with ducted systems. Ductless there is for one hot or cold room, typically a top-floor bedroom in a townhome or a converted garage or basement space. Note that Power Ahead Colorado only covers existing homes, so a mini-split installed during construction won't qualify, though one added to a finished, occupied home can.

Cold, altitude and condensate

Elevation here is roughly 5,210 feet, and the county's winter design point is 5°F. Heads are matched to rooms with a Manual J, and the outdoor unit is picked from cold-climate models whose rated output at 5°F, reduced a little for altitude, covers the house. Defrost meltwater from outdoor units is routed to soil or gravel, away from narrow side walks between houses. Each indoor head also produces water in summer; on outside walls it simply drains through the wall, and on inside walls a palm-sized pump moves it.

Permits and incentives

Because Berkley is unincorporated, permits come from the Adams County Community and Economic Development Department's One Stop Permitting Center (720-523-6800), and anyone doing the work has to hold an Adams County contractor registration. Our office handles both permit applications and the inspection appointments.

A utility directory lists Xcel as the only electric provider, so the utility's heat pump rebate should be on the table, at whatever level Xcel set after its fall 2026 changes; we look that up for your quote. The county's DRCOG membership puts Power Ahead Colorado's $1,500 within reach when an occupied home gets a cold-climate system and the application precedes the work. Colorado's air-source credit, $1,000 in 2026, arrives partly as an upfront price cut of $333 or more. The federal 25C credit no longer exists for 2026 installs.
