Furnace Installation & Replacement in Henderson

Henderson is part farm country, part new subdivision. The old community around the Adams County Fairgrounds is unincorporated, while newer neighborhoods in the 80640 ZIP such as Hazeltine and Dunes Park now sit inside Commerce City. Which side of that line you're on decides who issues your furnace permit, and often how old your equipment is.

Find your permit office first

For unincorporated addresses, Adams County Building Safety issues mechanical permits through its online E-Permit Center. Adams County moved to the 2024 International Codes on July 1, 2026, and subcontractors working in the county must be registered. If your address has been annexed, the permit comes from Commerce City, Brighton or Thornton instead. A Henderson mailing address doesn't settle it, so we check the parcel before ordering equipment.

Henderson Climate Note

Open plains location at ~5,000 ft. Wind drives infiltration losses, and rural propane systems are common on larger lots. Hard well water shortens humidifier and water-heater lifespans without proper conditioning.

Older farm and rural homes

Houses on acreage around the original Henderson community vary widely: farmhouses with additions, mid-century ranches and manufactured homes. Some have furnaces in crawlspaces or garages, and some have been added onto more than once. We look at where the ductwork runs, whether additions actually get heat, and whether the existing flue is sound. If your property uses propane rather than piped natural gas, the furnace has to be set up for propane, and we coordinate with your supplier.

Rural homes also tend to be more exposed to wind, which raises the heating load. A Manual J that accounts for exposure is worth more here than in a sheltered subdivision.

Hazeltine, Dunes Park and the newer subdivisions

The newer production homes in the area generally have a basement furnace, a single thermostat and ductwork laid out by the builder. As those approach 15 to 20 years, the most common question we hear is whether to replace the furnace and AC together. If both are aging, matching them gives you better efficiency and one warranty start date, and it opens the door to a heat pump.

We also check what the builder left behind: how the furnace is vented, whether the return is large enough for the blower, and whether the condensate drains properly. Fixing those during the swap is quick. Leaving them means the new furnace inherits the old one's problems, from noise at the registers to a wet floor under the cabinet.

Altitude, sizing and the NOx standard

At about 5,033 feet, a gas furnace runs at roughly 80% of its sea-level input after high-altitude conversion. That conversion means the correct orifices, manifold pressure and, on many models, a different pressure switch. We size from a Manual J, not the old furnace's label.

Since January 1, 2026, gas furnaces sold in Colorado must meet 14 ng/J NOx or the current ENERGY STAR version. Your options are an ultra-low NOx 80% furnace that reuses a metal vent, or a 97% condensing furnace vented with PVC that needs a condensate drain. The NOx rule guide has the details.

Utilities and heat pumps

Depending on the parcel, power is supplied by either United Power or Xcel Energy, and newer homes nearby are on Xcel gas. Older rural properties may differ, so check your bill. If United Power is your electric utility, Xcel's heat pump rebates won't apply, but Colorado's $1,000 air-source credit and Power Ahead Colorado's $1,500 cold-climate rebate still do. The federal 25C credit ended after 2025.

For propane homes in particular, a dual-fuel system can cut fuel costs by letting a heat pump carry the milder days.
