Ductless Mini-Split Installation in Federal Heights

Most of Federal Heights was built in a twenty-year burst after 1960, when the town had only 391 people, and today it has a large rental share and several manufactured home communities. Mini-splits suit both: they add cooling and efficient heat without ductwork, and they can be sized for small spaces where a central system would be overkill.

Manufactured homes

Holiday Hills Village, Kimberly Hills, Denver Cascade, Monticello Park and Federal Heights MHP are among the city's manufactured home communities. Many of those homes have a small furnace feeding under-floor belly ducts that leak and cool poorly. A wall-mounted head or two delivers air straight into the living space instead. Lightweight wall construction means heads are anchored into studs we've located, and condensers stand on a separate pad so the home's structure carries no vibration. Community rules may cover where equipment can sit, so check with management first.

Federal Heights has a Manufactured Housing Installation Program and its own mobile home set application, which tells you the city takes manufactured-home work seriously. We confirm what applies before starting.

Rentals and the landlord's role

With a large share of renters and a city Rental Housing Inspection Program, many projects here start with a landlord. A ductless system can be a durable upgrade for a rental: no ducts to clean, one remote per room, and efficient heat. We walk through the unit with the owner, price single- and multi-zone options, and handle the permit so the work is documented for future inspections.

Small houses and single rooms

Single-family houses in Federal Heights are mostly modest, many from the 1960s and 1970s building boom, with compact floor plans and an original furnace in a hall closet or utility room. A single-zone mini-split in the main living area may be enough for cooling, with the existing furnace handling winter. Two zones cover the living area and bedrooms. Oversizing is the most common mistake in small homes, so each head is chosen from a load calculation, not a guess. Our ductless guide explains why a smaller unit that runs longer feels more comfortable.

Cold climate and drainage

The design temperature for Adams County is 5°F, and Federal Heights sits around 5,302 feet. We pick cold-climate units by their published 5°F output and allow for altitude. Defrost meltwater from the outdoor unit can freeze on narrow walkways between homes, so drainage goes to gravel or soil. Indoor condensate under a manufactured home is insulated and sloped so it doesn't freeze in the crawlspace.

Two permit authorities

Here the city's Building Department handles the building side, but electrical permitting and inspection belong to the state, run through Colorado's Department of Regulatory Agencies. A mini-split usually needs both: a mechanical permit from the city and an electrical permit for the new circuit from the state. We file each and schedule the inspections.

Incentives

A utility directory lists Xcel as the gas and electric provider. Xcel's heat pump rebate moved this fall, so verify it before budgeting around it. Power Ahead Colorado's $1,500 is open to cold-climate units in existing single-family and multi-family buildings here, and the application must precede installation. The state contributes a $1,000 credit through the contractor, a third of which ($333 minimum) comes to you as a discount. Federal credits have expired for 2026 equipment. If you are a landlord, ask your tax preparer how the state credit discount and Power Ahead money are treated on a rental property; we only handle the paperwork on our end.
