Ductless Mini-Split Installation in Welby
Plenty of Welby homes still cool with a window or through-the-wall unit, and some of the oldest farmhouses near the Assumption church were never built for ducts. A ductless mini-split replaces those boxes with a quiet wall head that both heats and cools. Here is how we plan one for this corner of unincorporated Adams County.
Swapping room air conditioners for a real system
A 1999 house in High Point Village was listed with room air conditioning, which tells you how common the window-unit approach is even in the newer part of the community. Those units block light, leak cold air all winter and only cool one room. A single-zone mini-split puts a slim head high on the wall, sends refrigerant through a small hole to an outdoor condenser, and gives you heat in January as well.
If the existing sleeve is in the right spot, we can sometimes patch it and run the line set nearby, so the wall repair stays small. Two or three heads on one multi-zone outdoor unit usually cover a modest ranch without touching the furnace.

Welby Climate Note
Welby sits at about 5,174 feet north of Denver. Road dust and nearby commercial yards can clog filters and outdoor coils faster than in purely residential areas.

Farmhouses and the 1960s-1990s homes
Welby started as a farming settlement of more than 300 families, and a few houses from the 1890s are still standing. Thick old walls, low attics and additions built in different decades make ductwork awkward. Heads can be placed room by room, and the line set can run up an exterior wall under a painted cover. Layout choices for houses like these are covered in our guide to mini-splits in older homes.
In the 1960s through 1990s homes, a mini-split is more often an add-on: a converted garage, a back bedroom the furnace never reaches, or a basement apartment for a family member.
Condos on Welby Road
If you own a condo along Welby Road, the outdoor unit and any wall penetration are usually common-element questions. Get the association's written approval for the condenser location, the line-set route and the cover color before we order equipment. A wall-mounted bracket or a small ground pad behind the building are the usual answers. We provide the spec sheet and a sketch for the board.
Cold-weather details at 5,174 feet
ENERGY STAR lists Adams County's heating design temperature at 5°F. We size heat to that number using a room-by-room load, and we choose cold-climate models that publish their output at 5°F rather than only at 47°F. The outdoor unit sits on a stand or bracket high enough to clear drifting snow so defrost water can drain away instead of freezing under the coil.
Indoor condensate drains are routed to an interior drain or a pump where possible. A drain line dumped on the north side of a house will freeze in a cold snap and back up into the head.
Permits, wiring and incentives
Adams County Community and Economic Development issues the permit, and contractors must be registered with the county. We pull it and schedule the inspection. Most outdoor units need a dedicated 240-volt circuit and a disconnect within sight of the unit, so we check panel space first.
Welby buyers can no longer count on federal 25C money, which ended with the 2025 tax year for new equipment. Colorado's 2026 credit is $1,000 for a qualifying air-source heat pump, with at least $333 taken off your invoice. Adams County belongs to DRCOG, so Power Ahead Colorado's $1,500 cold-climate rebate can apply if we submit before work starts. Xcel Energy supplies electricity here; its heat pump rebates changed October 1, 2026, so confirm current amounts with Xcel.
One zone, several zones, or a hybrid
A single-zone system pairs one head with one outdoor unit and is the right call for a lone bedroom or a converted garage. Multi-zone outdoor units drive two to five heads, which suits a small house that wants every main room covered from one condenser. The trade-off is that a multi-zone unit runs less efficiently when only one small head is calling, so for two rooms on opposite ends of a house we sometimes recommend two single-zone units instead.
Head placement matters as much as size. We keep heads off walls that get afternoon sun on the outdoor side, aim airflow down hallways where it can reach adjoining rooms, and leave enough clearance above for the filters to slide out.

Ductless Mini-Split Installation FAQs — Welby
How long does a mini-split install take?
A single-zone job is usually one day. A multi-zone system with three or four heads typically takes two, plus the county inspection.
Can a mini-split replace the window unit in my Welby bedroom?
Yes. One wall head and one outdoor unit replace it, and you gain heat as well as cooling. We can often reuse or patch the old opening.
Will it heat an old farmhouse by itself?
Often, if the house is reasonably sealed and the heads are sized to Adams County's 5°F design temperature. Drafty additions may need air sealing first or a second head.
Who issues the permit in Welby?
Adams County, because Welby is unincorporated. We are registered with the county and pull the permit.
Does Power Ahead Colorado apply here?
It can. Adams County is a DRCOG member. The equipment must be cold-climate qualified and we must submit the application before installation.
