Ductless Mini-Split Installation in Commerce City
Commerce City is really two housing markets, split roughly north and south. Close to seven in ten local homes date from this century, concentrated in the master-planned north, while the older southern neighborhoods like Adams City, Rose Hill and Dupont hold most of the city's 1940s–1960s houses. A mini-split solves a different problem on each side of town.
Older homes in the south end
In Commerce City's south end, postwar houses in Adams City, Rose Hill and Dupont are small, often under 1,200 square feet, and many were built with a basic furnace and no air conditioning. Some still rely on window units or an evaporative cooler. Two or three indoor heads on one outdoor unit will usually cool the whole house, and they can supply most of the winter's heat while the old furnace waits for the bitter nights. Because these homes have short walls and simple layouts, line routing is usually straightforward. Head-by-head examples are in our older-house ductless article.

Commerce City Climate Note
Open plains exposure means strong wind loads and rapid temperature swings. Many older Commerce City homes have leaky ductwork running through unconditioned crawl spaces — sealing and insulation deliver some of the biggest comfort wins here.
Neighborhoods We Serve

Reunion, Turnberry and the northern neighborhoods
Reunion (a Shea Homes community dating to 2001), Turnberry, Buffalo Run, River Run and Belle Creek are dominated by two-story homes with ducted systems. The usual ductless jobs there are the bonus room over the garage, a basement converted into a guest suite or theater, and a loft that cooks on summer afternoons. A single-zone system dedicated to that room is the efficient fix, and it lets the family run that room on its own schedule. Basement theaters in particular are better served by a concealed ducted unit tucked into a soffit, which runs quieter than a wall head. HOAs in these communities typically review exterior equipment placement and screening, so plan for that submission.
Sizing and winter detail
The city sits around 5,191 feet with a 5°F Adams County design temperature, and mean December lows are about 21°F. We choose cold-climate models by published 5°F capacity with an allowance for altitude. On the open northern lots, wind-driven snow is the main hazard for outdoor units, so they go on the sheltered side, on stands that clear drifts, with defrost water routed to gravel instead of the driveway.
Electrical service and line sets
Newer homes in the north generally have 200-amp panels. Older south-end houses may have smaller or crowded panels, and a multi-zone system there sometimes needs a panel check first. For bonus rooms, line sets usually run through the garage ceiling; in older ranches, they run along the foundation in a paintable cover and enter at the rim joist or through a wall.
Permits and utility split
Mechanical and electrical permits come from the city's Building Safety Division; call 303-289-3790 with questions, though we handle the applications and the inspection scheduling.
Gas is from Xcel, but the electric provider changes partway through town, United Power in some areas and Xcel in others; the city notes the split falls roughly along East 96th Avenue for street lighting. That boundary affects which utility rebate you can use. North-side United Power members should check the co-op's offers. Xcel electric customers should confirm the current Xcel heat pump rebate, which changed in October 2026.
State and regional incentives
Two programs apply no matter which utility you have. Power Ahead Colorado's $1,500, available because the city belongs to DRCOG, goes toward qualifying cold-climate equipment for an existing house and must be approved before we install. Colorado's 2026 heat pump credit of $1,000 is claimed by the contractor, and $333 or more of it lands on your invoice as a discount. The federal 25C credit stopped covering new installs at the end of 2025.
