Furnace Repair in Lochbuie
Lochbuie started in the 1960s as the Spacious Living Mobile Home Park, nicknamed Space City, and incorporated as a town in 1974. Since then, subdivisions like Silver Peaks and Bella Vista have added thousands of new homes. Furnace repair here covers both ends of that history, and the two need very different approaches.
Two housing eras, two kinds of furnaces
The original Spacious Living area is made up of manufactured homes, many from the late 1990s and earlier. Their furnaces are built specifically for manufactured housing: usually downflow units in a closet, with sealed combustion and ducts under the floor.
The newer side of town looks very different. Silver Peaks, a master-planned community where D.R. Horton has built homes since about 2016, is planned for more than 2,500 homes. Bella Vista by Century Communities and Lochbuie Station add more recent construction. These homes typically have high-efficiency condensing furnaces with PVC venting, electronic controls and sometimes variable-speed blowers.

Manufactured home heating in Spacious Living
Manufactured home furnaces must be listed for manufactured housing, and we repair them with matching parts. Common failures include igniters, flame sensors, blower motors and limit switches that trip because the underfloor ducts are restricted or disconnected.
On multi-section homes, the crossover duct between halves is a frequent culprit when one end of the home stays cold. Roof jacks and vent connections can loosen as homes settle, so we check them and test for carbon monoxide on every visit.
Newer homes in Silver Peaks and Bella Vista
Many furnaces in Silver Peaks are approaching ten years old, an age when inducer motors, pressure switches and igniters start to show wear. Condensing furnaces also depend on a clear condensate drain. A clogged trap or a drain line that freezes where it exits the house will lock the furnace out, often on the coldest night of the week.
PVC intake and exhaust pipes that terminate at a side wall or roof can be blocked by drifting snow or debris. If your furnace shows a pressure switch fault, checking those terminations is a good first step. In newer homes still under warranty, we document what we find so you can pursue a claim if the failure qualifies.
How a Lochbuie furnace call works
We check the thermostat, power, filter and error codes first, then observe a full heating cycle, including the inducer, pressure switch, igniter, flame sensing and blower. We measure gas pressure and temperature rise, inspect venting and condensate lines, and finish with a combustion and CO safety test.
Trucks carry parts for major brands, including Trane, Lennox, Carrier, Goodman, Bryant and Rheem. Pricing is flat-rate and quoted before the repair, the diagnostic is free when you proceed, and there is no overtime charge on nights or weekends. Emergency service is available around the clock.
Utilities, permits and replacement
Lochbuie is served by United Power for electricity, and natural gas comes from Atmos Energy or Xcel Energy depending on the address. Check your gas bill to see which utility's rebates apply if you are considering a high-efficiency furnace or a heat pump.
Furnace replacements are permitted through the Town of Lochbuie Building Department, with inspections performed by SAFEbuilt under contract. Contractors need a current license with the town before they can use its permit portal. Replacement is worth considering when a manufactured home furnace is old and needs major parts, or when a heat exchanger is cracked.
For the newer homes, replacement is rarely the answer this early. A furnace under ten years old with a failed inducer or control board is almost always worth repairing, and we will say so.
