Furnace Repair in Commerce City

Commerce City is really two housing markets. In and around the original town are older neighborhoods like Adams City, Adams Heights and Rose Hill, many with single-story homes from the 1950s and 1960s. To the north, master-planned areas such as Reunion have grown since 2001 and now account for most of the city's housing.

The original town: what fails and why

Commerce City incorporated in 1952, and neighborhoods like Adams Heights still have many single-story homes from the 1950s and 1960s. Dupont has a mix of ranch-style and manufactured homes. These houses have usually had several furnaces, and each change may have altered the venting and gas piping. We often find water heaters left alone on old flues, furnaces in tight closets without enough combustion air, and duct systems with too little return.

Manufactured homes need furnaces and parts designed for manufactured housing, typically downflow units with sealed combustion. If your home is manufactured, let us know when you call so we bring compatible parts.

Combustion safety gets extra attention in these older homes. We check draft, flue condition and carbon monoxide on every furnace call, and we look at gas connectors and shutoff valves, which in older houses may be decades old even when the furnace is not.

Commerce City Climate Note

Open plains exposure means strong wind loads and rapid temperature swings. Many older Commerce City homes have leaky ductwork running through unconditioned crawl spaces — sealing and insulation deliver some of the biggest comfort wins here.

Reunion and the northern subdivisions

Reunion was developed beginning in 2001 on land Commerce City annexed in the 1980s, and newer communities such as Belle Creek, River Run, Buffalo Run and Turnberry followed. The earliest homes now have furnaces that are 20 years old or close to it, and many were builder-grade 80 or 90 percent units installed on the same schedule. When that many furnaces age together, igniters, inducers, flame sensors and control boards start failing in the same few winters.

High-efficiency furnaces in these homes depend on clear condensate drains and unblocked plastic vents. Drifting snow on the open plains can block side-wall vents, and drains routed through cold garages can freeze. Both cause pressure-switch lockouts that look like a dead furnace.

Our furnace repair process

We read fault codes, then test each step: inducer, pressure switch, igniter, flame sensor, gas valve and blower. We measure gas pressure and temperature rise to make sure the furnace is properly set up for Commerce City's elevation of about 5,190 feet. A furnace that is not matched to altitude can burn incorrectly and wear out its heat exchanger early.

Every call includes a CO and combustion safety test. We give you a flat price before starting, the diagnostic is free if you go ahead with the repair, and there are no overtime fees. Our trucks carry parts for Trane, Lennox, Carrier, Goodman, Bryant and Rheem.

Repair or replace: how to decide

For a furnace under about 15 years with a sound heat exchanger, repair is usually best. For builder-grade units in early Reunion homes approaching 20 years, a single small part is still worth fixing, but a cracked heat exchanger or a second major component in one season is a good reason to price a replacement. In the older neighborhoods, any replacement should also address venting and return air.

Permits and utilities in Commerce City

Many home projects require a permit from Commerce City's Building Safety Division. Call the division to confirm what applies to your furnace replacement. Mechanical contractors working in the city must hold a Commerce City license.

Xcel Energy provides natural gas citywide. Electricity comes from United Power or Xcel Energy depending on your address, and the city's street lighting is split roughly at East 96th Avenue, with United Power to the north. Rebates differ by utility, so check your bill before planning a replacement or heat pump.

Furnace Repair FAQs — Commerce City

My early Reunion home still has its original furnace. Is it near the end?

Homes from the early 2000s have furnaces approaching 20 years. That is not a reason to replace a furnace that works well, but it is a good time for a check-up that includes a heat exchanger and combustion test.

Do you service furnaces in manufactured homes in Commerce City?

Yes. Tell us it is a manufactured home when you book so we can bring compatible parts.

Who provides my gas and electricity?

Xcel Energy supplies natural gas. Electric service is from United Power or Xcel depending on address; your bill will show which.

My furnace quit after a snowstorm. What should I check?

On high-efficiency furnaces, look at the two plastic pipes outside and gently clear any snow. If it does not restart, call us.

Do you work after hours?

Yes. We offer 24/7 emergency service with no overtime fees. Call (720) 466-7983.
