Furnace Repair in Berkley

Berkley is an unincorporated part of Adams County just north of Denver's Berkeley neighborhood, and a single block here can hold a 1950s ranch, a split-level, a duplex and a brand-new house. Those homes do not break down the same way in January. We work out which furnace you have, how it is vented and what has already been changed over the years before we touch a part.

A neighborhood built in layers

Listings around Berkley show homes from almost every decade: bungalows from the early 1900s, mid-century houses like the 1951 homes in the Berkeley subdivision, brick ranches, split-levels, manufactured homes, and new construction in Berkley Shores and the Berkeley Villas townhomes. The 2020 census counted about 4,550 housing units in the area, and many of the older ones have been through several furnaces already.

Each era leaves a different set of clues. A mid-century ranch may have a furnace in a small hall closet or a low basement with ducts that were sized for a heater from the 1950s. A bungalow may have been converted from a boiler or gravity system, with forced-air ducts added later. A new house in Berkley Shores will usually have a high-efficiency furnace with plastic venting and a control board that reports fault codes.

Problems we find most in older Berkley furnaces

In homes from the 1950s through the 1970s, the furnace itself is often the newest part of the system. The trouble tends to sit around it: a flue connector that has rusted at the joints, a chimney that was never lined when the furnace changed, a return air path that has been closed off by a remodel, or a gas line that has been extended more than once. Any of these can make a reasonably young furnace short-cycle, trip a limit switch or roll out flame at the burners.

The furnaces themselves fail in familiar ways. Hot surface igniters crack, flame sensors get coated and stop proving flame, inducer motors get noisy and then quit, and blower capacitors weaken until the fan hums but will not start. In split-levels, we also see uneven heat between floors that owners blame on the furnace when the cause is ductwork that never reached the lower level properly.

Newer homes and high-efficiency equipment

Condensing furnaces in newer Berkley homes have their own weak spots. The condensate trap and drain line can clog or freeze, the pressure switch tubing can crack, and the PVC intake or exhaust can be blocked by snow, leaves or a bird nest at the wall termination. When one of these happens, the furnace locks out and the display shows a code that tells us where to start.

If your home is new enough to still be under a builder or manufacturer warranty, tell us when you call. We can document what we find so you know whether the repair should go through warranty.

What happens on a service call

We begin with the simple items that cause a surprising number of no-heat calls: the thermostat, the furnace switch, the breaker and a clogged filter. Then we run the furnace through a full cycle and watch each step, from the inducer and pressure switch through ignition, flame proving and blower start. We measure gas pressure and temperature rise and inspect the venting from the furnace to the outside.

Every furnace call includes a carbon monoxide and combustion safety test, which matters in older houses where venting has been patched over time. Our trucks carry common parts for Trane, Lennox, Carrier, Goodman, Bryant, Rheem and other major brands, so many repairs are finished on the first visit. You will get an upfront flat-rate price before work starts, the diagnostic is free when you go ahead with the repair, and nights and weekends carry no overtime charge.

Repair, replace and the Adams County permit

Repair usually makes sense when the furnace is mid-life and the failed part is a single component. Replacement deserves a real look when a heat exchanger is cracked, when a furnace from the 1990s or earlier needs a major part, or when the venting and gas piping would need significant work anyway. We will show you what we found and give you a flat-rate price for each option.

Because Berkley is unincorporated, a furnace replacement is permitted through the Adams County Community and Economic Development Department rather than a city. The county lists furnace installation or replacement as permit-required work, and contractors must be registered with the county before pulling the permit. Some addresses near Berkley fall inside Denver or Arvada, so we confirm the jurisdiction from your address first.

Furnace Repair FAQs — Berkley

Is Berkley part of Denver?

No. Berkley is an unincorporated community in Adams County with a Denver mailing address (ZIP 80221). Permits for unincorporated addresses go through Adams County, not the City of Denver.

My 1950s house has a furnace in a hall closet. Is that a problem?

Not by itself, but closet furnaces need enough combustion air and a clear return path. We check both, along with the flue connection, because remodels often change what the original installer planned for.

Why is the lower level of my split-level always cold?

Usually the ductwork to that level is undersized, leaky or partly closed. We measure airflow at the registers and check the return side before recommending changes to the furnace.

Do you work on furnaces in manufactured homes in Berkley?

Yes. Manufactured homes use furnaces listed for that housing type, and we repair them with matching parts and check the vent and combustion air connections.
