Furnace Repair in Federal Heights
Most of Federal Heights was built between 1960 and 1980, and several manufactured home communities sit along West 92nd Avenue, Federal Boulevard and Tejon Street. Furnace repair here means knowing two very different kinds of equipment: downflow units built for manufactured homes, and furnaces in older site-built houses and apartments. We handle both and test every furnace for safe combustion before we leave.
Manufactured home furnaces are their own category
Communities such as Holiday Hills Village, Kimberly Hills, Denver Cascade and Monticello Park are made up of manufactured homes, and their furnaces are designed for that housing type. Most are downflow units in a closet, pushing air into ducts that run under the floor. Many use sealed combustion, drawing outside air through a roof jack or floor connection instead of from the room.
Federal and manufacturer requirements say a replacement furnace in a manufactured home must be listed for manufactured home use. A standard residential furnace is not a legal substitute, and we won't install one. When we repair these units, we use matching parts and confirm the vent and combustion air connections are sealed.

What fails in manufactured home heating
Common problems include failed igniters and flame sensors, weak blower motors, and limit switches that trip because the underfloor ducts are restricted or disconnected. On multi-section homes, the crossover duct that carries heat between halves can get crushed, torn by animals or disconnected, leaving one end of the home cold.
Roof jacks and vent connections can also loosen as the home settles. A loose connection can let combustion gases into the living space, which is one reason we run a carbon monoxide test on every call. We'll also make sure your CO detector is working.
Site-built homes and apartments from the 1970s
The city grew from 391 residents in 1960 to 7,838 in 1980, so many site-built homes and apartment buildings date to that period. Most of the original furnaces have been replaced, but flues, gas lines and ductwork often haven't. We look closely at flue connectors and chimney liners, draft on atmospheric-vented furnaces, and combustion air in tight utility closets.
In older rentals, we also see filters that haven't been changed in a long time, which leads to overheated heat exchangers and cycling on the high limit. Blower wheels caked with dust are another common find, and cleaning one can restore airflow that the tenant may have assumed was simply how the system worked.
How we diagnose and repair
We start with the thermostat, power and filter, then run the furnace through a full heat cycle while checking the inducer, pressure switch, igniter, flame proving and blower. We measure temperature rise, check the gas pressure and test combustion and CO. Trucks are stocked with common parts, including for Trane, Lennox, Carrier, Goodman, Bryant and Rheem.
You get a flat-rate price before we start, there are no overtime fees, and the diagnostic is free when you approve the repair. Emergency service is available 24/7.
Permits, rentals and replacement decisions
A furnace replacement in Federal Heights goes through the City Building Department, while electrical permits and inspections in the city are handled by the State of Colorado's Department of Regulatory Agencies. Manufactured homes also fall under the city's Manufactured Housing Installation Program for installations.
If you own rental property, the city's Rental Housing Inspection Program is a good reason to keep heating equipment in safe condition. When an older furnace has a cracked heat exchanger or several major failures, we'll explain why replacement may be the safer option and give you a flat-rate price for each choice.

Furnace Repair FAQs — Federal Heights
Can I put a regular furnace in my manufactured home?
No. Replacement furnaces in manufactured homes must be listed for that use. We'll recommend equipment that's approved for your home.
Why does my manufactured home furnace run but one end stays cold?
Usually it's a crushed or disconnected crossover duct, leaking underfloor ducts, or blocked registers. We measure airflow at both ends and inspect accessible duct connections.
Do I need a permit to replace a furnace in Federal Heights?
Yes. The City of Federal Heights Building Department issues the building permit. Electrical permits and inspections in the city are administered by the State of Colorado.
How often should a furnace be checked in an older rental?
We recommend once a year, before the heating season. Older rentals often have overdue filter changes and aging flue connections, both of which a service visit catches.
