Furnace Repair in Westminster

Most homes in Westminster went up between 1970 and 1999, when the city grew from about 19,500 residents to more than 100,000 by 2000. That means a lot of furnaces here are second- or third-generation units sitting on ductwork and gas lines that are now 30 to 50 years old. We repair them the same way every time: find the real cause, show you, and quote a flat price before any work starts.

What wears out in Westminster's 1970s to 1990s furnaces

Neighborhoods like Trailside, built with ranch homes and bi-levels in the late 1970s and early 1980s, and Wood Creek, with its 1980s ranches and townhomes, are now on furnaces that are often 15 to 25 years old themselves. At that age the most common failures we find are hot surface igniters that crack after thousands of cycles, flame sensors coated with oxide so the burners light and then shut off, and inducer motors with worn bearings that start to whine before they quit.

Bi-levels and split-levels add their own problem: the furnace usually sits in a lower-level utility room and has to push air up a half-flight to bedrooms. When the blower motor or capacitor weakens, the upper floor is the first place you notice it. A furnace that runs constantly but never quite warms the bedrooms is frequently a blower or airflow issue, not a gas or ignition one.

Townhomes, condos and apartments, which together make up over 40 percent of local housing, often have the furnace in a tight closet. Restricted return air in those closets makes heat exchangers run hot and trip the high-limit switch, which shows up as a furnace that heats for a few minutes, stops, and restarts.

Westminster's mix of newer and older neighborhoods means we work with everything from 1970s gravity furnaces to modern variable-speed systems.

Altitude, wind and dry air: why the details matter here

At about 5,325 feet, there is less oxygen in every cubic foot of combustion air than at sea level. Gas furnaces at this elevation have to be set up for altitude, with correct orifices and manifold pressure. When a replacement part or a previous repair was not matched to altitude, we see sooting, flame rollout and short cycling. Checking gas pressure and burner flame is part of every furnace call we run.

The west side of the city sits near Standley Lake and Rocky Flats, where strong downslope winds are common; in a December 2025 windstorm, gusts at Rocky Flats were reported above 100 mph. High wind can push against flue terminations and cause pressure-switch lockouts on high-efficiency furnaces, or downdrafts on older atmospheric models. If your furnace quits mostly on windy nights, tell us, because that points us straight at venting.

Dry winter air also means many furnaces carry a humidifier; a scaled panel or stuck valve can drip onto the cabinet or control board.

How a furnace repair visit works

Our technician starts with what you saw and heard, then reads the furnace's fault code if it has one. From there we test igniter resistance, flame-sensor current, pressure-switch operation, temperature rise across the heat exchanger and static pressure in the ducts. That last measurement tells us whether a filter, a closed register or undersized return is the real problem.

Every furnace call includes a carbon monoxide and combustion safety test. In older homes where the water heater shares the furnace vent, that test matters. The diagnostic is free with the repair, prices are flat and agreed first, and nights and weekends carry no overtime. Our stocked trucks cover Trane, Lennox, Carrier, Goodman, Bryant and Rheem.

Repair or replace: a straight answer for homes like yours

Repair usually makes sense when the furnace is under about 15 years old, the heat exchanger tests clean and the failed part is a single component such as an igniter, sensor, capacitor or inducer. We will tell you plainly if a repair is a good value.

Replacement becomes the better conversation when a furnace is 20 or more years old, has a cracked heat exchanger, needs a second major part in the same season, or keeps failing because the system is mismatched to the ducts. Many 1980s homes still have original ductwork that was sized for a very different furnace, so we look at the ducts before recommending any new equipment.

Permits and utility programs for a furnace replacement

A repair does not require a permit, but a replacement does. The city's Building Division lists installation or replacement of HVAC equipment, including furnaces and boilers, as work that requires a permit and inspection. That applies whether your home is on the Adams County or Jefferson County side of the city.

Xcel Energy is the main gas and electric utility in Westminster, and United Power serves some addresses. If you are weighing a cold-climate heat pump instead of a new gas furnace, Xcel rebates and the Denver Regional Council of Governments' Power Ahead Colorado heat pump rebate may apply. Program terms change, so confirm eligibility before you buy.

Furnace Repair FAQs — Westminster

My furnace in a Legacy Ridge or Westcliff home shuts off on windy nights. Why?

Those are later-built homes that often have high-efficiency furnaces with plastic vent pipes. Strong gusts can briefly change pressure at the vent and trip the pressure switch. We check the vent termination, the pressure switch and its hose, and the condensate drain, since a partly blocked drain causes the same lockout.

Does it matter whether I'm in the Adams County or Jefferson County part of Westminster?

Not for repair. For a replacement, the permit still comes from the City of Westminster Building Division, not the county, because you are inside city limits.

My bi-level's upstairs is cold but the lower level is fine. Is the furnace failing?

Not necessarily. In bi-levels this is often a weak blower, a dirty filter or a return-air restriction. We measure static pressure and temperature rise to find out before suggesting any parts.

Can you check for carbon monoxide during a repair?

Yes. Every furnace call includes a CO and combustion safety test, including how the furnace and water heater draft through a shared flue, which is common in older Westminster homes.

Do you come out after hours?

Yes. We offer 24/7 emergency service with no overtime fees, and same-day appointments when they are available. Call (720) 466-7983.
