Seasonal HVAC Tune-Ups in Cherry Hills Village
Cherry Hills Village homes sit on half-acre to 10-acre lots, and a single house can have two or three furnaces, a boiler for radiant floors, several condensers and a pool heater. The median home was built around 1982, so many original systems have been replaced at least once, often in stages. A tune-up here is less about one furnace and more about keeping a collection of equipment, installed in different years, working together.
Mapping a multi-system home
On a first visit to a larger home in Old Cherry Hills or Cherry Hills Farm, we start by listing every piece of equipment: make, model, serial number, install year if we can read it, refrigerant type, and which zones or floors each one serves. That inventory goes into your written report and makes later decisions much easier. In Cherry Hills Village, owners are often surprised to find one 25-year-old condenser on an R-22 system sitting beside a five-year-old unit, both serving the same house.
With that list in hand, we can tell you which equipment needs attention this year and which is simply due for routine cleaning. It also shows which systems are close enough in age that replacing them together might make sense later.

Cherry Hills Village Climate Note
At about 5,423 feet, furnaces need altitude setup and air conditioners lose some capacity to thinner air. Front Range summer hail is the main threat to outdoor units.

Fall: furnaces, boilers and radiant floors
Every gas furnace gets burner inspection, flame sensor cleaning, igniter and inducer checks, a heat exchanger inspection, a CO test in the flue and the room, and a gas input check. At about 5,400 feet, input should run around 22 percent below the sea-level rating. Homes with several furnaces often have them in different places, an attic, a basement and over a garage, and attic units get special attention to venting and condensate lines that can freeze.
If your home has a boiler for radiant floors or snowmelt, the fall visit adds checks on the relief valve, expansion tank pressure, circulator pumps, mixing valve, and the low-water cutoff if one is installed. We look for weeping fittings and check that the boiler vent is intact. Radiant zones that heat slowly in the first cold week are often a sign of air in the loops or a failing zone valve.
Zoning and controls
Large homes often rely on zoning panels, motorized dampers and multiple thermostats. A zone damper stuck closed can force one system to run against a blocked duct, and that shows up as noise, short cycling or high limit trips. During each visit we cycle every zone, confirm the dampers move, and check that thermostats are calling the right equipment. If you have upgraded to smart thermostats, we confirm they are wired correctly for any heat pump or two-stage equipment.
Spring: condensers on big lots
Condensers in Cherry Hills Village are often tucked behind landscaping, which looks good but restricts airflow and collects grass clippings, leaves and irrigation spray. A spring tune-up cleans each coil, checks refrigerant readings, tests capacitors and contactors, and inspects the fins after hail season. Sprinklers that hit the coil every night leave mineral deposits that cut efficiency; adjusting a head is a cheap fix. Wildfire smoke filters belong in the plan too: EPA suggests MERV 13 if the system can handle the resistance, and we check static pressure before recommending one.
Permits, warranties and CO alarms
Tune-ups do not need a permit, but replacements in Cherry Hills Village go through the city's Building Division online portal. If any of your equipment is newer, check that it was registered with the manufacturer; Trane and Lennox both set a 60-day registration window. Colorado law calls for a CO alarm within 15 feet of each bedroom entrance in homes with gas appliances, and large homes with bedroom wings at opposite ends often need more alarms than owners expect.
Scheduling
Cherry Hills Village homes with several systems take longer, so book the fall visit in late August or September and the spring visit in April. Our HVAC tune-up checklist for Colorado describes each step in more detail.

Seasonal HVAC Tune-Ups FAQs — Cherry Hills Village
How long does a tune-up take for a Cherry Hills Village home with three systems?
Longer than a single-system house. Each furnace, condenser and boiler gets its own set of checks, and we confirm the time when you book.
Do you service radiant floor boilers?
Yes. The fall visit covers the boiler, relief valve, expansion tank, circulators, mixing valve and zone controls.
One of our condensers still uses R-22. Should we replace it now?
Not necessarily. If it is running well, keep maintaining it. R-22 is no longer produced, so a major refrigerant leak would make repair costly. We will tell you its condition.
How many CO alarms does a large home need?
At least one within 15 feet of each sleeping area entrance. Homes with separate bedroom wings often need several.
