Seasonal HVAC Tune-Ups in Centennial

About 71 percent of Centennial's homes were built between 1970 and 1999, in neighborhoods such as Southglenn, Willow Creek, Homestead, and Piney Creek. That makes it one of the most consistent housing stocks in the metro, and it means most systems here are on their second furnace and AC, connected to original ductwork that is now 30 to 50 years old.

Original ductwork, replacement equipment

When a furnace or AC is replaced without changes to the ducts, the new equipment often moves more air than the old returns were sized for. During a tune-up we measure total external static pressure and temperature rise, which tells us whether the blower is fighting the ductwork. High static shortens blower motor life and can trip the furnace's limit switch on cold days.

We also look at the duct connections we can reach in the basement or crawlspace. Disconnected or crushed flex runs to a single room are common, and fixing them is often cheaper than any equipment change.

Centennial Climate Note

Newer Centennial homes are well-insulated and tight — proper ventilation and humidity management are key. Heat pump retrofits work especially well.

Fall: combustion, CO and altitude

At about 5,720 feet, furnaces should run at roughly 23 percent below their sea-level rating. We check gas pressure against the manufacturer's high-altitude instructions, inspect the burners and heat exchanger area, clean the flame sensor, test the igniter, and test for carbon monoxide at the flue and in the house. If your furnace is from the 1990s, we look especially closely for signs of heat exchanger stress, such as rust streaks, flame rollout, or a flame that changes when the blower starts.

Spring: hail, two-story heat and refrigerant

Hail season brings bent fins and dented fan guards. We comb fins where practical, wash the coil, and test the capacitor, contactor, and fan motor. In two-story homes, a refrigerant charge that is slightly off or a dirty indoor coil shows up first as a hot upstairs. We measure superheat or subcooling rather than topping off by guesswork.

Systems installed before 2010 may use R-22. If yours does, we will tell you, so you can make a plan before a leak forces the issue.

What you get at the end of the visit

After each tune-up you get written findings: the readings we took, what we cleaned or adjusted, and anything that needs attention, with the cost in writing before any repair. For Centennial homes with a 1990s system, we also note the equipment's age and refrigerant type so you have the facts in hand when deciding between continued repairs and a replacement. If you are thinking ahead, our guide to heat pumps versus furnaces in Colorado covers the trade-offs.

Homes with a heat pump or with both a furnace and a heat pump should be serviced in spring and fall, since the outdoor unit works in both seasons.

Which utility serves your home

Centennial addresses get gas and electricity from either Xcel Energy or CORE Electric Cooperative, depending on location. That matters if you are weighing efficiency upgrades and rebates later. Your bill or the city's property search will confirm it.

Timing and records

Denver-area records put the average first freeze around October 7 and the first 90-degree day around June 10, so September and April are the easiest months to get on the schedule. Keep each tune-up invoice: it helps with warranty claims and tells the next owner the system was maintained. See the annual tune-up checklist for every step.

Seasonal HVAC Tune-Ups FAQs — Centennial

My Centennial furnace is 25 years old. Is a tune-up still worth it?

Yes. At that age the safety inspection matters most. We will tell you plainly whether it is running safely and what is wearing out.

Why does my upstairs get so hot even after a tune-up?

A tune-up fixes charge, coil, and filter problems. If the cause is return-air design or duct sizing in a 1980s two-story home, we will show you what we measured.

Do you check humidifiers?

Yes. We service the water panel, drain, and solenoid each fall and make sure the unit is not leaking into the furnace.

Is a permit needed for a tune-up in Centennial?

No. Permits from the Centennial Building Division apply to equipment replacement, not maintenance.
